Carmel Woods overlooks the Monterey Peninsula from less than 4 miles south. “It’s a great neighborhood,” says Coldwell Banker Realty’s Tim Allen, who has two decades of experience as a local realtor and a lifetime of experience as a Peninsula native. “The location is a huge draw because you have the beach close by and it’s a quick drive to the Peninsula and a lot of cool shops and dining,” he says. Pebble Beach and Cannery Row, two of the Monterey Peninsula’s biggest tourist attractions, are just around the corner. But these multi-million-dollar homes aren’t in the middle of a tourist trap themselves. The sloped streets here are lined with thick, manicured shrubs and gardens, and are too winding to be considered shortcuts. Sparkling slivers of the ocean peak through the canopies of towering pines and live oaks. “Carmel Woods is just outside the city limits in a very secluded, quiet area,” says Allen. “It’s removed from where the tourists flock, but not so removed that you don’t feel a little as if you’re on vacation all the time.”

Shady parks and beaches nearby
At the corner of Camino del Monte and Juniper Street, Forest Hills Park offers everything from a classic playground to tennis courts, basketball and sand volleyball courts. The neighborhood park, which is conveniently situated within a mile of most homes, is surrounded by rustic split rail fencing and shaded by tall spruces and juniper trees. “Carmel Beach is at your doorstep here,” says Allen, of the local beach less than 3 miles west. Pebble Beach is not much farther, less than 5 miles northwest up 17 Mile Drive. “Pebble Beach is legendary for its golf and resort, too,” Allen says, noting that the more famous beach attracts tons of tourists each year.
Large lots and million-dollar homes
Homes here range in price from $2 million for cottage-style bungalows built in the ‘30s to more than $5 million for Spanish or Tudor-style estates built in the ‘50s. “The lots here are really beautiful, with great trees and mature landscaping,” says Allen. He adds that the lot sizes, which tend to be between 3,000 and 8,000 square feet, are a major selling point. “It’s rare to see homes here selling for less than the high $1 million dollar range because the properties are so nice. And when you’re higher up on the hill, that’s when you get into the 4-to-5-million-dollar homes because they have not only the beautiful lots but ocean views to boot,” he says.
Local Carmel shopping and dining
Less than 5 miles south of Monterey’s historic Cannery Row, Carmel Woods locals don’t need to venture far for mouthwatering local eats or boutique shopping. “Cannery Row is great for nightlife, it’s where you’ll want to go for date night or to see Christmas lights in December,” says Allen. But even closer to home, Carmel itself doesn’t suffer from a deficit of its own shops and restaurants. “Carmel has a lot of charming shops and dining, too, and from Carmel Woods they’re just a couple miles away,” Allen says. Carmel Plaza, less than 2 miles south, features everything from art galleries and fine jewelry stores to nearly 30 restaurants, bars and coffee shops. For fresh produce, prepared cold cuts and other everyday groceries, locals can visit Bruno’s Market & Deli.
Classes with a view
Most neighborhood kids are served by schools in the Carmel Unified School District, but some go to Monterey schools instead, so parents are advised to double-check the boundaries ahead of registration. Carmel students go to Carmel River Elementary, Carmel Middle and Carmel High School between preschool and 12th grade. The three schools are all highly rated by Niche. In 2023, Carmel River and Carmel Middle earned As and Carmel High earned an A-plus. The highly sought-after school boasts views of the Santa Lucia Mountains and a sliver of Point Lobos and the ocean, but teens don’t spend their days daydreaming. They can participate in numerous academic teams, take instrumental or vocal music courses and play one or more of a selection of more than 25 different competitive sports. Carmel High is particularly known for its music program; a good number of students are selected each year to join California Honor band and choir performances.
As easy to fly as to walk
Carmel Woods sits just over the city limits to the north, but it’s still within walking distance to town. “It’s a long walk, but still just a walk to town,” says Allen of the 2.5-mile trek. For an adventure slightly farther afield, the Monterey Regional Airport is just 6 miles northeast up Cabrillo Highway. “The fact that we have our own airport is one of the nice things about the peninsula. If you’re just flying regionally, you don’t need to go all the way to LAX,” Allen says.
