Small suburb 15 miles north of downtown Sacramento
About 15 miles from downtown Sacramento, Lincoln Oaks is surrounded by three Sacramento suburbs—Carmichael, Fair Oaks and Citrus Heights—and offers well-maintained 20th-century homes on spacious lots. Residents are within walking distance of restaurants and grocery stores, as well as houses of worship like the Crossroads Christian Fellowship and Sacramento Korean Baptist Church. Nearby green spaces offer shaded playgrounds, and American River Campus, and elementary-through-middle charter school sits at the neighborhood’s center. The Mercy San Juan Medical Center is just west, surrounded by smaller medical practitioners and doctor’s offices. The community maintains a quiet vibe with relatively little through traffic, as Interstate 80 is a few miles away.
Midcentury homes on quarter-acre lots
Neighborhood homes are generally 1950s ranch-style, though some multi-story properties were added in the ‘80s; no matter their era, most have stone chimneys, overhanging roofs and shaded front porches. Some residents park along the sidewalk-less residential streets, though most homes have two-car garages or covered carports. Quarter-acre lots are common, often shaded by tall palm and mulberry trees. “You tend to get larger lots, which is huge for people who want more land,” says Jake DaRosa, a Fair Oaks resident and broker associate at Keller Williams with 22 years of experience. “The homes here all have a different character. Compared to a builder subdivision where all the homes are kind of the same, here no two homes are alike, so there’s a lot of choice.” Prices here tend to range between $275,000 and $700,000, depending on how recently a home has been remodeled.

Local children can start school at Charles Peck Elementary, which has a C-plus rating on Niche. Alongside its core curriculum, this school offers a before/after school program where students get help with homework and play games. Students can then continue to the B-minus-rated Will Rogers Middle, where the Intro to Transportation CTE elective teaches kids how to repair bicycles and small engines. The B-minus-rated San Juan High offers a variety of career-oriented programs, including construction and transportation technology. In the center of the neighborhood, American River Campus is a charter option for kindergarten through Grade 8; the school follows the Montessori method, which emphasizes social-emotional learning and self-directed activity.

Close to Interstate 80 and local bus routes
Downtown Sacramento is about 15 miles away on I-80. Most residents travel by car, but major roads are lined with bike lanes, and Sacramento Regional Transit operates several bus routes in the area. Mercy San Juan Hospital is just west of the neighborhood. The regional Sacramento McClellan Airport is about 6 miles away, while Sacramento International Airport is about 20 miles away.
Local playgrounds at Brooktree and Patriots Parks
Just north of the neighborhood, the 15-acre Brooktree Park offers a playground, picnic tables, tennis courts and baseball fields. The Northridge Little League team plays here, and many families show up to cheer them on during games. Patriots Park is a smaller, 3-acre park on the south side of Madison Avenue, with a basketball court and a butterfly garden; the park's sailcloth-shaded playground is especially popular on hot summer days, when temperatures often top 100 degrees. North Ridge Country Club is a little over a mile away, with a private 18-hole golf course.

Grocery stores and quick-service restaurants on Madison Avenue
There's a small shopping plaza in the neighborhood’s southwest corner, where residents can shop for groceries at Safeway, pick up a prescription from CVS, or visit the local Starbucks. Also here are locally owned fast-casual restaurants like Thai Lao Cuisine and Roll N Go Sushi. On the other side of Madison Avenue, Adanberto’s Mexican Food is another locally owned eatery, with outdoor tables and a drive-through. Larger shopping centers are close by. “It’s minutes away from Sunrise Mall, on Sunrise Boulevard between Madison and Greenback,” says Michael Gesner, a broker at Realty Plus and former Lincoln Oaks homeowner. “People always do lots of shopping there.” The mall is anchored by department stores, including Macy’s and JCPenney, and surrounded by big-box stores like Walmart and Target.
