Palisades Point is a leafy community in Carrollton that offers residents a laid-back suburban lifestyle while providing highly rated schools, neighborhood parks and easy access to nearby attractions. “Everything is centralized,” says Cherian Joseph, a Realtor with Beam Real Estate, LLC. “It's very close to all the highways and the shopping.” Palisades Point is bordered by the President George Bush Turnpike to the south, with Interstate 35E just west of the neighborhood. "The highlight is that it is between Frankford and the Tollway," says local Realtor Shaune Corbett of eXp Realty in Metrotex, who lives in North Dallas and runs a YouTube channel dedicated to real estate. "The tollway blows you out to Fort Worth real fast." Along the turnpike is a shopping section, home to a Walmart Supercenter and various commercial businesses. Schooling is also nearby, with an elementary school within the boundaries, and the middle and high school within walking distance.

Range of housing styles lower in price than the rest of DFW
Along the loose-gridded streets are tree-lined streets and large homes with midsize yards. Most homes are New Traditional, built in the late 1980s and throughout the 1990s, although older ranch-style homes with hipped roofs built in the late 1970s can also be found. Both types of homes range in price from around $360,000 to $580,000 and backyard pools are common. Homes often have attached garages, but they are accessed from the back of the house through alleys. While not as common, there are townhomes and condos. Newer townhomes can range from $430,000 to $525,000, while condos range from $199,000 for a one-bedroom, one-bathroom built in 2012 to $415,000 for a two-bedroom, two-bathroom built in 2020. Homeowners associations are scattered throughout Palisades Point, with fees relating to maintenance, management and pest control. Prices are lower than in the greater Dallas-Fort Worth metroplex.

Creekview High School offers academic programs with dual-credit
As part of the Carrollton-Farmers Branch Independent School District, most students can begin at Annie H. Rainwater Elementary School before attending Charles M. Blalack Middle School, both of which Niche grades a B-plus. West of Old Denton Road, students may begin at E.L. Kent Elementary, which receives an A from Niche, before attending Blalack Middle. First opened in 1998, Creekview High School earns an A, offering 30 clubs and activities and 15 competitive sports to students. The high school has three academic programs—including a Criminal Justice Program—that give dual credit through Dallas College, a local community college.

The Dallas Area Rapid Transit (DART) system runs two buses through Palisades Point. Interstate 35E is just to the west, with the President George Bush Turnpike acting as the southern border. These two thoroughfares are tollways. "It is outrageously convenient," says Corbett. "Being close to the George Bush means you can have access." Just before Interstate 35E is the Trinity Mills Station. This station connects the A-train of the Denton County Transportation Authority, which stretches north to the outskirts of the Dallas Fort Worth metroplex, with the Green Line of DART, reaching into the heart of Dallas.

Nob Hill Greenbelt leads to Tree Line Park, with Carrollton’s Blue and Orange trails paved paths weaving throughout the two green spaces. Tree Line Park is smaller and mainly consists of a playground. To the east is Greenbelt Area 2, home to the 18-hole Greenbelt Disc Golf Park and a sand volleyball court. To the west of Old Denton Road is the firefighter-themed Harold K. Bessire Park, with a playground and green space. Nearby is the Indian Creek Golf Club, which has two 18-hole courses available to the public. “All of the golf courses are popular,” Corbett says.

Carrollton Square filled with local businesses
On East Trinity Mills Road is a Walmart Supercenter and the Korean Mall – Shops at Old Denton, which includes the grocery store H Mart Carrollton and local restaurants Omi Korean Grill & Bar, Cho Dang Village and The Crab Station. Two shopping malls, The Shops at Willow Bend and The Vista, are nearby. These have clothing stores such as Macy’s and Dillard’s. Downtown Carrollton is 3 miles south of Palisades Point. "That Carrollton Square space has a lot of little unique places around it," Corbett says. Businesses include Retro56, a thrift store, The Old Craft Store and Blooms of Brilliance, a florist store. Beth Marie’s Old Fashioned Ice Cream uses a machine designed in the late 1920s to make ice cream. "Babe's Chicken is off the hook. It's a real country space,” says Corbett. “You basically get two choices of meals; chicken or chicken.”
