In Rollingwood Estates, a neighborhood in suburban Carrollton, Texas, leafy crepe myrtles and oaks, shaded sidewalks and well-kept 40-plus-year-old homes hint at this established, neighborhood's welcoming vibe. "Rollingwood Estates is a very neighborly community. It's a place you’d want to stay for a long time. You know, watch your children grow up there," says Kyle Sherrick, a 10-year DFW-area resident and Founder of Corner Home Solutions. "When I'm in the neighborhood, I always see people walking their dogs or jogging or kids out playing. And they're so warm and friendly. When I was renovating a property there, the neighbors would always stop by to chat and ask how it was going. One time, they even invited me to their Friday night barbecue." Surrounded by diverse dining, parks and trails, and a stone’s throw from the vibrant downtown Carrollton district, residents get a mix of suburban and big-city life.

Traditional homes under $500,000
Home styles in Rollingwood Estates are primarily traditional ranch-styles and brick two-stories with some midcentury moderns included. "The houses are older, so they're not cookie-cutter," Sherrick says. "And they're cared for. You can tell the owners take pride in their homes." Most homes were built in the late 1970s and range from $250,000 to $440,000. On the lower end, newcomers can expect 1,600-square-foot two-bedroom homes and 2,300-square-foot five-bedroom homes. “With the average around $350,000, the homes are at a pretty good price point compared to other neighborhoods," Sherrick says. "The homes fly off the shelves around there. It's a sought-after area." Most homes have large bay windows to let in natural sunlight, multi-car garages and up to a quarter-acre with private pools.
Near parks, hiking trails and athletic complex
The neighborhood is surrounded by parks, trails and green spaces. "Rollingwood Estates is in a great location for people with kids," Sherrick says. "Lots of things to do and see; lots of great parks.” At the neighborhood’s Martha Pointer Park, residents can play basketball or pickleball or take the kids to the playground. At Carrollton Greenbelt Park, they can play the 18-hole disc golf course or picnic by the water. This park leads into the Nob Hill Greenbelt, stretching across several neighborhoods to the east. The scenic greenbelt encompasses 8 miles of hiking trails that are also popular with cyclists and bird watchers. The 5-mile Carrollton Furneaux Creek Blue Trail runs through here. The Furneaux Creek Orange Trail connects to the Blue Trail. Sports enthusiasts will love being 3 miles from the Josey Ranch Athletic Complex in southeast Carrollton. The 50-acre complex offers five ballfields, a football field, a shaded climbing area for kids, a fishing pond and a public library.

Most shopping and dining options are along North Josey Lane and President George Bush Turnpike, which can easily be accessed from any point in the neighborhood. At Trinity Plaza and Trinity Valley Shopping Center in the community’s southwest corner, residents can grab groceries at WinCo Foods and shop at various retailers from Petco to Ross Dress for Less and Famous Footwear. Trinity Valley Shopping Center also hosts the Carrollton Artisans Market every Sunday. Diverse dining awaits in all directions. "There's every type of restaurant you can think of," Sherrick says. "You name it; you can find it there." Dulceria International Bakery & Cafe, known for its Cuban sandwiches, coffees and guava and cheese pastries, is a prime example. Preciosa Bakery, a Venezuelan restaurant, is also in the neighborhood, serving up everything from pan dulce breads to empanadas and arepas. Nearby, Thai restaurant Tomyumkung Café sits next door to Salvadoran eatery, Michoacan Tortas & Pupusas. For more shopping and dining options, Carrollton Town Center is 2 miles away and downtown Carrollton is 5 miles away.

Excellent extracurriculars
Carrollton-Farmers Branch Independent School District serves the area and is the ninth-best district in Dallas County, according to Niche. Rollingwood Estates public school students can attend Thompson Elementary in the neighborhood, Long Middle in the Timberglen community, followed by Smith High School next door in Trinity Mills. The elementary school, which offers choir and regular family nights, earns a B on Niche, and Long Middle receives a C-plus. Earning a B-plus on Niche, Smith High offers tennis and golf teams and a board game club.

"It's really easy to get to Plano and other areas around the metroplex from there," Sherrick says. Downtown Carrollton is 5 miles away, Dallas is 23 miles and Plano is 14 miles away. Dallas Fort Worth International Airport is also 14 miles away. Public transit is via Dallas Area Rapid Transit, with Park & Ride stations in downtown Carrollton, Trinity Mills and North Carrollton/Frankford. Residents can quickly get to bus stops up and down North Josey Lane.
