Although the most notable developments occurred in the 1950s, the first records of Carrollwood date back to the 1880s. Back then, Tampa residents bought vacation homes around Carrollwood’s lakes as an escape into the lush countryside. Now, with highways traveling through the area, an array of local shops and restaurants, and dozens of lakeside subdivisions, the area is buzzing with activity. “It’s really family-oriented,” says Johnathan Ruiz, a Realtor with La Rosa Realty. “You get a quiet community with plenty of amenities.” Shopping, dining, entertainment and a members-only country club are all available in this neighborhood.

Two communities make up Carrollwood
The greater Carrollwood area is primarily made up of two communities: Original Carrollwood and Carrollwood Village . Both have smaller, older, midcentury modern and ranch-style homes that date back to the early 1970s. Most newer construction is in Carrollwood Village, with several properties along the gold course at Carrollwood County Club. “You have $1 million-plus homes, but you also have townhouses on different parts of the course,” Lewkowicz says. “You have a number of housing options on the course.” The median price in Carrollwood is $405,000, on par with national figures. “In Carrollwood, you get more bang for your buck than in South Tampa,” Lewkowicz says. Single-family homes can range from $350,000 to well over $1 million, townhouses typically cost $250,000 to $425,000 and condos are $150,000 to $450,000.

Carrollwood schools are highly rated
Carrollwood is part of Hillsborough County Public Schools, which receives a B-plus from Niche and has school choice programs. Carrollwood School provides kindergarten through eighth grade. Private schools in the area include Carrollwood Day School, which earns an A-plus, and Corbett Preparatory School, which is rated A and offers the International Baccalaureate curriculum for pre-kindergarteners as young as three to eighth graders.
Carrollwood Elementary School has 648 students in grades PK, K-8.
Corbett Preparatory School serves students in the Carrollwood community.

Country clubs, sprawling parks and recreation centers
Carrollwood Country Club is in Carrollwood Village, with three nine-hole courses, tennis courts and a swimming pool. “The golf community is thick as thieves,” Lewkowicz says. There are several pocket parks and larger recreation spaces scattered throughout the area. At Carrollwood Village Park, there is a skate park, splash pad, outdoor chess, and walking trails, which Lewkowicz says feel isolated from the homes surrounding the park. It is a few blocks from the Carrollwood Cultural Center, which hosts computer labs, theatrical performances and art classes. On the second Saturday of every month, people can head to the cultural center to find fresh produce at the Carrollwood Market. Members of the Original Carrollwood can rent out the recreation center for birthday parties. Playgrounds, walking trails and athletic fields surround the center. Those residents also have exclusive access to Lake Carroll, a 210-acre lake with a boat ramp that splashes against the shores of White Sand Beach.

Located near Downtown Tampa and the airport
Downtown Tampa is about 10 miles away. “It’s super convenient,” Lewkowicz says. “It might seem far from the heart of Tampa, but it’s deceivingly close.” Major roads in Carrollwood include highways 597, also known as Dale Marby Highway and 580. The latter intersects U.S. Business Route 41 and Interstate 275, about 2 miles east. Some public transportation is available, with Hillsborough Area Regional Transit bus routes along Gunn Highway and North Himes Avenue. Tampa International Airport is about 10 miles away and offers over 100 nonstop destinations. AdventHealth Carrollwood Hospital is about 3 miles away.
Retailers along major roads like Dale Mabry Highway
While many of the shops and restaurants along major roads like Dale Mabry Highway are national chains or big-box stores, there has been an increase in independent eateries like Noble Crust. “The younger generation moving into the Carrollwood area has given local businesses and restaurants the opportunity to thrive,” Lewkowicz says. With Downtown Tampa nearby, residents also head into the city to grab a bite at one of countless eateries.

Carrollwood rarely floods during hurricane season
Like much of the Tampa Bay area, Carrollwood experiences long, hot and humid summers. The winters are short and comfortable, with temperatures rarely dropping below 50 degrees. According to the Federal Emergency Management Agency, Hillsborough County has a very high risk of hurricanes. Because Carrollwood is more inland at a slightly higher elevation, residences are less prone to flooding during storms.
There was an 8% decrease in overall crime rates from 2022 to 2023, according to the Hillsborough County Sheriff’s Office.
