Why Al Seeliger is a good place to live
Al Seeliger is a neighborhood in the southern end of Carson City that checks a lot of boxes for some homebuyers. It has an established setting with sidewalk-lined streets and a dog-friendly green space at its center. Families have a choice between highly rated public schools and nearby private schools. Its access to shopping and the freeway also makes it convenient.
How housing compares to other Carson City neighborhoods
While Carson City’s West Side Historic District has homes dating back to the late 1800s and new builds are cropping up throughout the Saliman and Fifth community, the majority of residences in Al Seeliger were built between the 1970s and late ‘90s. Despite their age, homes tend to be well kept. “People are fixing up properties, replacing old windows and repairing their roofs,” says Garrett Lepire, Realtor with Re/Max Gold, who was born and raised in Carson City.
Prices for single-family houses often range from the low $300,000s to the low $700,000s, and townhouses and condos sell from the upper $200,000s to the mid $400,000s. “Homes in Al Seeliger are usually a little more affordable than in 89703,” Lepire says, referring to the zip code that covers the city’s western half. The median sale price of around $450,000 also falls well below the city’s overall median.
Neighborhood vibes in Al Seeliger
Curving streets and private driveways lend a suburban feel to the community. Sidewalks allow for easy travel to Sonoma Park, a 5-acre green space at the center of Al Seeliger. The park has a playground and picnic tables, plus a large, off-leash dog area. “It’s the biggest and best dog park in town — you can drive by any time of the day and see a handful of dogs chasing balls,” Lepire says.
The namesake Al Seeliger Elementary School is also centrally located, which often brings young families to the neighborhood. “A lot of people poke their heads in and request to live in the Al Seeliger area because of the school,” Lepire says.
Al Seeliger Elementary School and other area schools
The Carson City School District serves local children and offers gifted programs, as well as dual-enrollment courses through Western Nevada College. Students who live in the neighborhood are zoned for either Al Seeliger Elementary School or John C. Fremont Elementary School, both of which are highly rated. Some parents choose to send their kids to St. Teresa of Avila Catholic School, a private elementary and middle school in Carson City Center.
Easy travel around Carson City
Transit options and shopping are within easy reach. Al Seeliger is close to:
Interstate 580, with an on-ramp a few blocks north
U.S. Business Route 395, just west of the neighborhood
Bike-friendly roads and Jump Around Carson bus stops
Grocery stores and big-box chains, including Lowe’s and Raley’s
Major employers, like the Nevada Department of Transportation
Enjoying the Nevada sunshine and outdoor recreation
With mountains in nearly every direction and an average of about 250 days of sunshine each year, Carson City attracts people who enjoy the outdoors. Along the edges of Al Seeliger, multiuse paths tie into the rest of the Carson City Trail System. Prison Hill, a couple of miles east, is a popular spot for hiking, mountain biking and off-roading. Lake Tahoe is roughly 20 miles away, and ski and sledding areas are within a 30-mile drive.
