Riverview is a large Carson City neighborhood by the water
East Fifth Street leads travelers up a hill before descending into the valley community of Riverview. This area on the east side of Nevada’s capital shares its name with a 109-acre park on the Carson River. The two outdoor attractions, combined with a few others, put a myriad of activities at the fingertips of this large community. “It’s really close to the Carson River, where it’s got really cool walking trails to walk your dog, to hike or whatever you like to do,” says Kathy Dean, a Realtor with Re/Max Professionals. “It’s secluded from Carson and just about everybody...and it’s real pretty.”
Riverview gets its name from the large development on the East side of the neighborhood where homes are perched above the Carson River.
The walking trails at Riverview Park extend for miles into rural Carson including much of Riverview.

Dense suburban communities and properties with room for animals
Homes are located along wide roads, some of which have sidewalks. Some lots here don’t require high maintenance, as they have gravel and dirt yards. Parts of Riverview are hilly, while the area east of the Carson River has more rural properties that make room for animals. The community has many ranch-style homes, late 20th-century New Traditionals and townhouses. “It’s got older houses in it and a few new ones here and there,” Dean says. “Buzzys Ranch Road has really nice custom homes. Everything in that valley is custom for that time period.”
Many homes under 2,000 square feet go from $390,000 to $670,000. Larger homes and ones with roughly 1-acre lots go from $650,000 to $1 million. Townhouses sell between $300,000 and $400,000. However, homes around Riverview Park face a “severe” fire risk, according to firststreet.org.
These modern ranch-style homes in Riverview showcase clean stucco exteriors, low-pitched roofs, and inviting, well-kept front yards just across from the golf course.

Dog walking, biking and kayaking in Riverview
Before entering Riverview Park, some will see the Korean War Veterans Memorial. The memorial neighbors the Pierini Ranch Site’s preserved remnants — a small brick and stone milk house and an outdoor brick oven. Riverview Park draws dog walkers, cyclists and horseback riders. Its unpaved trails connect to paths like the Mexican Ditch Trail, which offers a route across the sagebrush landscape to Prison Hill. “It’s kind of a cool thing to get because you can see all of Carson City from the top, and you can see the Sierras completely,” Dean says about the 2,500-acre area.
Carson River Park offers launch points for kayakers and canoers. Other recreational sites in the area include the 27-hole Empire Ranch Golf Course, which is open to the public, and the Carson City Rifle and Pistol Range.
The Empire Ranch Golf Course has spectacular views to the North of the Sierra Nevada mountains.

Annual events include aircraft festival and holiday hikes
The Carson City Airport Aviation Festival occurs in September and includes an open house to let visitors see aircraft from different generations. Attendees may grab some food and listen to live music as they look at anything from drones and homebuilt planes to vintage military aircraft. Riverview Park is also a site for small nature-oriented events. In December, the Carson City Park Rangers lead a holiday hike and encourage participants to wear holiday sweaters. The walk goes from the park to the Carson River and involves some education on local wildlife.
Located along Lincoln Highway thoroughfare
Lincoln Highway, or U.S. Highway 50, borders the neighborhood to the north and connects commuters to Interstate 580. The interstate goes to Washoe Valley neighbors like Reno, located 34 miles north. Lincoln Highway also goes to downtown Carson City, about 4 miles to the west. For commercial flights, travelers go to the Reno-Tahoe International Airport in Reno. Located 5 miles west, the Carson Tahoe Regional Medical Center is the city’s main hospital.
