The hilly topography of Cascade-Chipita Park is lined with small and big cabin-style homes. People in the neighborhood value living in the mountains and all the activities that come with it. “This is a hiking and cabin mecca,” explains Todd Zeller, a Realtor with Coldwell Banker 1st Choice Realty, Inc. He has sold homes in the area for eight years. He adds that residents in the area also fish and mountain bike in their spare time. The shadowed valley makes for a perfect backdrop for outdoor activities. “This area is popular for second homes,” Zeller says.

Lots of cabins
Homes in the area sell for anywhere between $392,000 - $1.2 million and only 25% are rented. Lot sizes average about 23,086 square feet. In parts of the area, the homes are very spread out. Zeller says several residents in the community value their privacy. He adds that the older properties tend to be as big as some of the newer cabin builds. Most streetscapes lack sidewalks, but the lush greenery makes up for it. Zeller says aspen and pine trees are predominant. The region attracts several visitors and has many resorts for tourists, including Rock Creek Haven and Rocky Top Motel & Campground.
High SAT averages for Manitoba Springs High
Manitou Springs School District, a B-plus Niche ranked system, serves the region’s educational needs. Ute Pass Elementary School, which has less than 200 students, is graded a B by Niche. Manitou Springs Middle School is ranked a B-minus. Manitou Springs High School averages over 1,200 for SATs and has a B-plus rating.

Since Cascade-Chipita Park is relatively secluded, shopping for daily supplies or at a big box store requires a trip to nearby Colorado Springs — Zeller says the city is a 15-minute drive. Additionally, there are over ten medical facilities in Colorado Springs. North Pole – Santa’s Workshop opened in 1956 and is a Christmas-themed amusement park open from May through Christmas Eve. For local foodies, there are a few restaurants near the community. Wines of Colorado is a wine bar that also serves food. The restaurant offers scenic views while enjoying the wine selections and food. Fern’s Diner & Drinkery has an extensive menu of all vegan dishes. Several of the dishes are also gluten-free.

Reading truly is fundamental in this community
One community event for families is Storytime at Pikes Peak Library District — Ute Pass Library. The event is for younger children and their parents and attendees get to hear their favorite books. Pikes Peak Center For The Performing Arts is a venue where events like “The Nutcracker” are performed.
Highway 24 cuts through the area
There is a Green Mountain Falls Bus Stop. Some lines can take commuters as far as Denver or shorter trips to Colorado Springs. Highway 24 runs through the neighborhood and connects residents to the rest of Colorado.
