A village centered between O’Fallon and St. Louis

In the Village of Caseyville, it’s common to run into a neighbor at the gas station or the local park. Even with its small-town charm, the community is central to destinations east and west of the Mississippi, so there’s always plenty to do. “It’s close to St. Louis, it’s very child-friendly, and it’s a suburb of Collinsville and O’Fallon. It’s convenient as can be, and it’s a fast-growing community,” says Barry Schulhofer of Keller Williams Marquee, an agent with several sales in the neighborhood. “We also see a lot of military move to the Caseyville area because If you’re a military member, it’s 15 minutes from Scott Air Force base.” Whether homeowners came for the highly rated schools, approachable home prices or proximity to all the East Metro has to offer, there’s a good chance they will stick around for many years — a significant reason Caseyville maintains a closely connected feel.

Lower prices in the west and new builds near Far Oaks

While the military brings a little transience to the area, many properties have been occupied by the same owner for decades. Homes west of Main Street have a more rural feel beneath a canopy of mature trees. Ranch-style homes from the late 1950s and early 1960s line narrow streets, and while there’s an occasional sidewalk, most properties border the road’s edge. The majority of houses in this area are no more than 1,200 square feet, and prices range from $80,000 to $175,000. Newly constructed homes are scattered throughout the community. With more square footage and modern features, prices start closer to $275,000, driving the median home price closer to $300,000 for turnkey homes. The homes with the highest price point border Far Oaks Golf Club and the village's eastern edge, where many properties sell for over $500,000.“It’s a very homey town,'' says RE/MAX Alliance associate Jamie Hentzel.

Access to Interstate 64 and the nearby MetroLink station

Though it feels far removed from city life, Caseyville is only 10 miles east of downtown St. Louis. Multiple MetroLink lines run from the nearby Fairview Heights station right to the Convention Center station, and while there are park-and-ride options, a bus also goes from Caseyville to Fairview Heights. If working for the military, Scott Air Force Base is about 17 miles southeast down Interstate 64. For travel outside Missouri, St. Louis Lambert International Airport is 25 miles away, easily reachable via Interstate 70.

Shopping options in Collinsville and Fairview Heights

A few restaurants are sprinkled along Main Street, including Tres Caminos, a Mexican spot with an outdoor patio for enjoying enchiladas and margaritas on a sunny day. Half a mile away, Dairy Haven flips on its open sign during the heat of summer and serves homemade orange sherbert and ice cream at its walk-up window. For shopping, Caseyville is centered between two shopping districts: Fairview Heights and Collinsville. Fairview Heights has the widest variety of options from Walmart Supercenter to Marshalls, and Collinsville keeps grocers, like Aldi and Schnucks, even closer to those living along the northern edge of Caseyville. Either way, grocery, home improvement and clothing stores are within a 5-mile drive.

Caseyville Park events and nearby golf courses

Village Park, known locally as Caseyville Park, is a community activity hub with everything from a playground to a skate park in its limits. In the summer, the park’s fishing lakes are the site of an annual fishing derby, and in winter, the park is the starting point for the Caseyville Christmas Parade. Outside of the park, Caseyville is within a few miles of several golf courses. Far Oaks is the closest option and is known for incorporating natural features along the green, but the Jack Nicklaus-designed course at Stonewolf Golf Club is also close. For all-ages activities, the Caseyville Public Library is just a couple blocks from Main Street. As of summer 2024, the library will be in a new facility with larger workspaces and modernized features.

Access to two highly rated districts: Collinsville and O’Fallon

Students in Caseyville are divided between two districts: Collinsville in the west and O’Fallon in the east. Collinsville Community Unit School District students begin at Caseyville Elementary, which receives a C-plus grade from Niche. From here, they attend B-minus-graded Dorris Intermediate, C-plus-graded Collinsville Middle and B-graded Collinsville High, which has a 90% graduation rate. The Collinsville district’s vocational center is also a point of pride in the district because it provides career training for auto body repair, dental assisting and welding. Students attending the O’Fallon Community Consolidated District start at one of two A-minus graded elementary schools: Schafer Elementary or Moye Elementary. From here, they can attend schools with an A-minus or higher grade from Niche, including Fulton Junior High and O’Fallon Township High.

Proximity to festivals east of the Mississippi River

Because the East Metro area comprises many small towns, it’s easy to assume there aren’t many events — but that couldn’t be further from the truth. “Collinsville has the Horseradish Festival in June. There’s an Italian fest, wing fest — there’s a festival almost every weekend in the Metro East,” Schulhofer says. Whether looking for the Illinois Black Woodstock Festival or the Strawberry Festival, there’s always something fun within a 10-mile radius of home. The Caseyville VFW Auxiliary even hosts a cornhole tournament and a barbecue competition.
