Country living near Catawba Reservation

Unlike York County, South Carolina’s dense cities and towns, the unincorporated community of Catawba remains rural and airy. “People are usually surprised when they learn Catawba’s still in York County,” says Robert McClure, Jr., broker and owner of McClure Group Realty. The Catawba Native American tribe settled here some 6,000 years ago, giving the area and the adjacent Catawba River their names. Many still live on the 700-acre Catawba reservation within the community. Others in the area have settled on remote properties, some with generous acreage, while a few suburban housing developments have emerged toward Interstate 77 to the west. Despite its remote setting, Catawba residents aren’t far from area amenities. “It’s pretty close to Rock Hill and Fort Mill and only 27 miles from South Charlotte,” says McClure, who specializes in greater Charlotte. “So, you can get to South Park Mall from there in about half an hour.”

Recreational activities by Catawba River

In Catawba, daily life and the outdoors are inextricably connected. The Catawba River is particularly important to the locals, running alongside the community to the east. “It’s a major attraction for the locals,” McClure says. “They tube in the river, kayak, canoe, paddleboard and fish.” Residents can access the river via a boat launch within the Catawba Nation. River Park to the north offers its own boat launch and miles of trails covering 70 acres. Those wishing to explore Catawba history and culture further can visit the Catawba Cultural Center near the river, which offers classes in pottery, foraging, dance and other tribal traditions. Meanwhile, golfers in the area can play 18 holes at Pinetuck, a public course to the southwest.

Single-family homes sit on Catawba's country roads

Strings of spread-out single-family homes are scattered across Catawba. Driving along country roads, homebuyers will spot everything between ranch-style tract homes, stately Cape Cods, brick Colonials and sprawling ramblers. Many are on lots with an acre or more. A rural, two-bedroom 1980s ranch-style house on 1 acre might start in the mid-$200,000s, while a five-bedroom 2010s Craftsman on 10 acres could reach $1.3 million. Planned subdivisions closer to the interstate feature 1990s Colonials, newly built American Foursquare designs and more, typically ranging from the $300,000s to the $600,000s.

International Baccalaureate (IB) program available at Castle Heights Middle School

Catawba students are zoned for Rock Hill Schools, with several elementary, middle and high schools serving the community. Over a half-dozen elementary and middle schools accommodate pre-K through eighth grade, including Independence Elementary and Castle Heights Middle. Nearly 1,900 teens attend Rock Hill High School, which roughly serves the northern half of Catawba. This nearly 120-year-old school offers many Advanced Placement (AP), International Baccalaureate (IB) and dual-credit courses and is home to a 2022 state championship-winning girls’ varsity basketball team. It, Castle Heights Middle and Independence Elementary all have Bs from Niche. All other Catawba-area public schools have Bs or B-minuses.

Shopping and dining at Rock Hill Galleria

Rock Hill offers extensive shopping and dining hubs to the northwest, including the Rock Hill Galleria, an enclosed mall with a Walmart attached. Across the street from the Galleria, residents can dig into standard pub fare while cheering on the Panthers at Hartland’s Bar. A few doors down, Charanda Mexican Grill & Cantina serves dishes inspired by the Mexican state of Michoacan, including mole enchiladas. McClure says many locals like to hop on I-77 to visit Steele Creek, a southwest Charlotte commercial area featuring big-name retailers like Target, Publix and T.J. Maxx. “If they work in Charlotte, they’re going to go shopping in Steele Creek, even though Rock Hill is a little closer. That’s just a preference for them,” McClure says.

Navigating into Charlotte and Columbia

Speaking of working in Charlotte, I-77 takes most Catawba commuters to Uptown within 40 minutes. Downtown Rock Hill is even closer — about 15 minutes from most Catawba residents. US Highway 21 also runs through Catawba, taking travelers to the state capital of Columbia in 60 to 90 minutes.
