The developing Cedar Park suburb of Anderson Mill West
A growing community about 20 miles north of Austin, Anderson Mill West attracts both city commuters and new families. “People are coming here to get out of Austin, although Cedar Park is kind of a city now,” says Evie Ellis, Broker/Owner with ATX Home Realty. “The toll road, 183, being extended from Austin to Cedar Park tells you that commuters are using these roads.” Ellis, who remembers when the MoPac Expressway in Austin was first opened, explains how the suburban outskirts have developed drastically over the last 15 years. Anderson Mill West fits the mold, as it started as a quiet residential community and expanded into a suburb with retail, top-rated schools and other nearby amenities. “The houses here are affordable, and there are great resources all around,” Ellis says. “There are lots of parks and pools in this area, too.” Whether commuting or exploring, residents can take Highway 183 east to Round Rock or south to Downtown Austin.

Quaint bungalow and larger Colonial Revival starter homes
The Anderson Mill West community is 70% residential, and sidewalks run along streets lined with a mix of one-level and two-level single-family homes. “This is a starter neighborhood,” Ellis says. “Residents might work their way up to larger homes eventually and move into other parts of Cedar Park.” Ranch-styles and bungalows with Craftsman elements typically range in size from 1,000 to 2,000 square feet and in price from $350,000 to $500,000. There are also 1,500- to 3,000-square-foot Colonial Revivals with Shed-like influences priced between $375,000 and $630,000. Most homes feature two-car garages, fenced-in backyards and manicured front lawns dotted with oak and elm trees.

Top-rated Leander public schools and private school options
Students in Anderson Mill West are part of the Leander Independent School District, which Niche gives an A-plus and ranks as the second-best school district in Austin. “People will move here because it’s more suburban with better schools that have better programs and more to offer,” Ellis says. “And the elementary school is within the neighborhood, which is great for families.” Students can begin at Cypress Elementary before advancing to Cedar Park Middle and then Cedar Park High, all of which receive an A rating. For six years in a row, the Cedar Park High School Marching Band has won the state championship, and the Varsity football team has made it to state playoffs every year since 2008.Also in the neighborhood are Hill Country Christian School of Austin, a private kindergarten through twelfth-grade school with an A-plus rating, and Harmony Science Academy, a kindergarten through fifth-grade charter school with an A.

Concerts at Lakeline Park and AHL hockey at the H-E-B Center
Anderson Mill West Park, located in the western section of the neighborhood, provides a shaded play space with different play structures for different age groups. There are also tennis courts, public bathrooms and a paved walking trail that circles the park. About a mile north of Anderson Mill West, Lakeline Park hosts a free summer concert series. “They get big local names, like Suede, a cover band with a huge following,” Ellis says. “And there’s food available, too.” Residents can head 8 miles north to catch an AHL Texas Stars hockey game at the H-E-B Center, which also hosts rodeos, basketball games and concerts. Baseball fans are about 15 miles from the Dell Diamond, home to the Round Rock Express, the Triple-A affiliate of the Texas Rangers. Also in Round Rock are the Premium Outlets and the Kalahari Resort, one of the largest indoor waterparks in the nation.
Run errands around Lakeline Mall and dine at local eateries
A busy commercial shopping sector sits where Route 620 meets Highway 183, just east of the neighborhood. The retail center features the Lakeline Mall, which has department stores like Macy’s, JCPenney and Dillard’s. There are also big-box stores like H-E-B, Target and Sam’s Club, as well as hotels, fast-food eateries and other popular restaurants. In the same commercial area, Dell Children’s Medical Center is a children’s hospital whose services include a 24/7 ER and a Level III trauma care facility.
Closer to home, a business park off Anderson Mill Road features H-E-B, medical offices, repair shops, storage units and Capitol Armory, a popular local firearms store. Whip My Soul offers Southern-style soul food, and Buenos Sabores is known for its tacos and other Mexican favorites. Interstellar BBQ is one of Austin's go-to spots for barbeque, and Michelle’s Patisserie is a whimsical bakery with custom cakes. On the east side of the neighborhood, Hill Country Bible Church is a well-attended nondenominational church.

Car-dependent community with access to Highway 183
Route 620 wraps around the east side of Anderson Mill West and intersects Highway 183 just outside of the neighborhood. Once on the highway, residents are 10 miles west of Round Rock and 20 miles north of Austin. “There are several access points to get in and out, so you’re not just stuck on 183,” Ellis says. “You can easily get into the neighborhood through different backroads.”
