Retail and restaurants surround Block House Creek
Block House Creek is located next to a confluence of retail establishments and a variety of dining and entertainment options. The 1890 Ranch is a shopping center with big-box stores like Target and Costco, while The Parke is a more open-air commercial area with rows of boutiques, hotels, fast food and chain eateries. “New Hope Road, which can be accessed from one side of the neighborhood, is all fresh development and new construction of retail and restaurants,” Alexander says. 1431 Cafe is a community staple breakfast diner, and Blue Corn Harvest is a popular dinner spot for Mexican-American fusion cuisine. The busy commercial section also features Cedar Park Regional Medical Center, a full-service hospital, as well as Cedar Park Recreation Center, an expansive fitness facility with walking trails that connect to the commercial park. Just across Route 183A, there are a series of local eateries and hangout spots. Red Horn Brewery & Roastery is both a coffee bar and a craft beer brewery. The Fieldhouse offers drinks and food truck vendors in an outdoor setting with soccer fields, sand volleyball, pickleball courts and a grassy area with picnic tables. There’s also a large stage with a massive TV for sports watch parties, as well as trivia nights, dueling pianos and other live music. “And on the north side of the neighborhood, Jardin Del Rey is a wonderful restaurant that’s family-owned and heavily involved in the community and school district,” Alexander says. “It’s everyone’s favorite local Mexican restaurant.”A blend of older custom-built bungalows and newer Colonial Revivals
Block House Creek is 100% residential, and 80% of residents own their homes. “There’s a mixture of homes because originally Block House had been built by various custom builders, then Bill Milburn came in and developed the rest of the neighborhood,” Alexander says. “The newer part of the neighborhood has a homeowners association and pays HOA dues, and the original part of the neighborhood was grandfathered in and has no HOA fees. But we appreciate the amenities and respect the association.” Buyers can find bungalows, New Traditionals, Colonial Revivals and a few newly built Farmhouse Revival and Craftsman styles. Sizes can range from 1,200 to 2,400 square feet, and price tags typically stay between $300,000 and $525,000. Most properties feature two-car garages and fenced-in backyards, some with in-ground pools. Alexander also mentions that homes in Block House Creek provide more yard space than is usually found in other nearby neighborhoods, with yards typically covering about one-third of an acre.Leander Independent School District serves the community
Students in Block House Creek are part of the Leander Independent School District, which receives an A-plus and is ranked the No. 2 school district in Austin, according to Niche. “A lot of families move here for the wonderful Leander school district,” Alexander says. “The elementary school is right in the neighborhood.” Students can start at Block House Creek Elementary School before advancing to Wiley Middle School, both of which hold a B-plus. Students can then transition to Rouse High School, which has an A from Niche and a championship-winning marching band.Neighborhood parks have pools, playgrounds and miles of trails
Residents are close to a plethora of parks and natural green spaces. “Nothing can touch the nature we have in our backyard,” Alexander says. “It’s a very walkable neighborhood, with nature trails, pools, athletic courts, and an actual creek that runs through the community. There’s also a 3-mile loop through the community, where you’ll always see neighbors out with their children, grandchildren or dogs. We stay active and happy.” At the entrance of the subdivision, Tumlinson Park features a beach-entry pool with a mushroom waterfall and three-tier waterslide, open from May through September. The park also has playgrounds, sand volleyball, chess tables and a shaded trail. Centrally located, Apache Park also has a playground and a trail, as well as a pool that’s open year-round, heated in the winter and home to the neighborhood Tidal Waves swim team. The Block House Creek community hosts a packed calendar of family-friendly events, including Easter Egg hunts, spooky Halloween walks through the park, holiday decorating contests and movie night campouts at the Block House Creek Pavilion. In September, the Lantern Parade and Dog Walk begins at the pavilion, and in August, the Back to School Carnival turns the community park into a miniature fairground. “We also have a community garden and a market that anyone can come enjoy, but the vendors are residents-only,” Alexander says. “If there’s someone in the neighborhood having a tough year, we’ll help them by providing food and toys. We’re truly neighbors: Not invasive, but involved.” Situated just outside of the neighborhood, the H-E-B Center is an indoor entertainment venue. The arena is home to both the Texas Stars AHL hockey team and the Austin Spurs G-League basketball team. The center also hosts a lineup of concerts, comedy acts, rodeos and other live performances. “Additionally, there are lots of churches and temples all around us,” Alexander says. “Whoever wants to worship, there are many places to gather.”Highway 183 helps with commutes into Austin
Residents have access to Highway 183 from different sections of Block House Creek. “You can directly access the 183A toll road from the back of our neighborhood, and the entrance is right off the old traditional Highway 183,” Alexander says. “You can hear the highway in the newer part of the neighborhood toward the back, but you get used to it and eventually don’t even notice it. It’s not going to be a dealbreaker.” Once on the highway, Downtown Austin is a 25-mile commute and Austin-Bergstrom International Airport is about 5 more miles east, on the other side of the city. While the community is car-dependent, residents can head 3 miles north to the Leander Station to catch the CapMetro light rail, which offers an hour-long ride into Austin.
