One of the more established neighborhoods in Cedar Park, Cedar Park Ranchettes is broken into three residential sections. The northern section hugs the west side of Bell Boulevard near the H-E-B Center, a sports arena. The two southern sections are situated on the south side of Whitestone Boulevard on either side of U.S. Route 183, near Lakeline Mall and other major shopping centers. The highway eventually becomes a toll road as it runs to Austin, a 20-mile commute south. “The No. 1 reason to live here is location. It’s easy to access the new Route 183A and the old traditional Highway 183, which are the main routes into the city,” says Melissa Alexander, an area local and Realtor with Freedom 512 Real Estate Group. “And I have a 5-mile radius to do anything I please, from great shopping and restaurants to more specialty-type groceries.” In addition to Cedar Park Ranchettes’ premier location near highways and retail, the neighborhood’s housing variety of older ranch-styles and newer Mediterranean-styles attracts residents with different needs. “You have the people who move into their starter homes, some making them their forever homes,” Alexander says. “And you also have families that want to be in the wonderful Leander school district.”

The Lakeline Mall and 1890 Ranch are growing with retail
Cedar Park Ranchettes are set near a variety of different retail areas, so residents’ local shopping and dining options are dependent on where they live. The southern sections of the neighborhood sit near the Lakeline Mall, which features department stores like Macy’s, JCPenney and Dillard’s. The Lakeline Farmers Market is held outside the mall each Saturday, and several chain and local eateries pepper the retail center. Summer Moon is a trendy coffee shop, and Salerno Cucina Italiana offers Italian classics and desserts. Nearby, Santa Catarina serves Mexican food in a spacious and contemporary setting. Across Highway 183 from the mall area, there are more restaurants and department stores, including Target and Sam’s Club.
The northern section of Cedar Park Ranchettes sits near the 1890 Ranch retail center, which includes big-box grocers like Whole Foods and Costco, as well as big-name retailers like Target and Walmart. “The Lakeline Mall is the big commercial mall that everyone goes to,” says Evie Ellis, broker and owner with ATX Home Realty. “However, the area around 1890 Ranch is growing like crazy. You know that the area is growing because all these restaurants are coming in.” Some of the restaurants that circle the shopping area include Blue Corn Harvest Bar & Grill, a popular spot for a blend of southern-style and Mexican-style cooking, and The Grove Wine Bar & Kitchen, which offers specialty pizzas and an extensive wine menu. Also located in this commercial hub are Cedar Park Medical Center and the H-E-B Center at Cedar Park. The H-E-B Center is home to the AHL’s Texas Stars and the NBA G League’s Austin Spurs. The indoor arena also hosts concerts, performances and other events like rodeos and niche conventions.

Differing ranch styles throughout Cedar Park Ranchettes
The homes in Cedar Park Ranchettes began as humble ranch-style dwellings in the late 1960s through the early 1990s. While some of these homes are still available, many have been either renovated or completely torn down and rebuilt. The original styles can be found in the northern section of the neighborhood, where narrow residential roads are dotted with quaint, 1,000-square-foot ranch-styles with stucco or vinyl facades that sit on small patches of grass or dirt. Some feature attached garages or detached carports, and prices typically stay between $200,000 and $300,000. In the southeastern section of the neighborhood, 1,500- to 2,000-square-foot ranch-style homes sit farther back from wider residential roads, usually on about a half-acre lot. Some homes in this section have been expanded to reflect more Mediterranean Revival designs, and price tags generally range from $300,000 to $650,000. In the southwestern section of the neighborhood, sidewalk-lined residential lanes feature larger ranch- and raised ranch-styles with stone exteriors and attached multi-car garages. In this quieter part of Cedar Park Ranchettes, properties typically offer 2,000 to 3,500 square feet of updated interior space and 1 to 3 acres of land. Prices can vary from $500,000 to more than $1 million, and many homes require a monthly HOA fee.

Highway 183 connects Cedar Park to Austin, 20 miles south
U.S. Route 183 merges with state Route 183A at Cedar Park Ranchettes' south side, turning the highway into a toll road as it leaves Cedar Park. The highway then continues south to Austin, about a 20-mile drive from the neighborhood. The CapMetro bus system services the area, and the CapMetro light rail picks up passengers from the Lakeline Station, bringing them to Austin in about 45 minutes. For farther destinations, Austin-Bergstrom International Airport is about 25 miles away.
Leander ISD is the second-best school district in Austin
Leander ISD serves students living in Cedar Park Ranchettes. The district receives an A-plus rating from Niche and is ranked as the No. 2 best school district in Austin. Students can begin at Reed Elementary School, which receives a B-plus, before progressing to Henry Middle School, which holds an A. Vista Ridge High School also has an A rating. Vista Ridge’s marching band and Lady Ranger basketball team have both won several championships, the latter being district champions for six consecutive years.

Lakeline Park's summer concerts and other local park amenities
While several neighborhood pocket parks can be found throughout the Cedar Park Ranchettes’ different locations, Lone Tree Park and Peggy Garner Park serve the northern section. Both include a shaded playground and fields of green space. Those who live in the southern sections of the neighborhood have access to more outdoor recreation areas, including Lakeline Park, which has a playground, athletic facilities and a kayak launch into the reservoir. “At Lakeline Park, they throw this big free concert series on Fridays,” Ellis says. “They get bands like Suede, which has a huge following, and food trucks.” Nearby, Twin Lakes Park features fishing docks and walking trails, popular for dog owners. On the west side of the neighborhood, Buttercup Creek Cave Preserve is a nature preserve where unpaved trails follow a series of different marked caves.
In the wintertime or to escape the heat, residents can go to Splash Shack, an indoor water park with slides and concessions. Nearby, St. Margaret Mary is a well-attended Catholic Church with a modern, Mediterranean-style exterior and a large outdoor square where parishioners can pray in private sections or gather in the small stone arena.
