A new community in the growing Celina

Legacy Hills, an up-and-coming mixed-use development in Celina, has a price tag of $4.5 billion. "Legacy Hills is a Centurion American planned development. They are one of DFW's (Dallas-Fort Worth) largest master-planned developers," says Bob Powley, the Vice President of marketing and sales at M/I Homes. "M/I Homes partnered with them in the past. But this is the first one to bring resort-style living to Celina." The builder's vision for the community, which spans 3,200 acres, is a 'city within a city.' "You have a large concept of 6,500 homes overall, but with a lot of amenities. There are pools, walking trails and a golf course that's planned. Eventually, it will have schools and shopping around it," Powley says. There's ongoing construction and properties began selling in late 2024.

According to the U.S. Census, Celina was the country's fastest-growing city between 2022 and 2023. The local government projects that the population will surge tenfold in the future. "Today, Celina is what Frisco, Texas was about two decades ago," Powley says. "Celina has this amazing country atmosphere. Over time, this will be a really active and engaging place to live."

Having ample choices when buying a home

Home builders include Lennar, Windsor Homes and D.R. Horton. The upcoming Del Webb at Legacy Hills is a subdivision exclusively for 55-plus residents. "[M/I Homes and other developers] will be involved in multiple phases," Powley says. "I think of the phases like little villages. You'll each be in your own section, or village. You may have builder partners that build a mix of products throughout the planned development." Builders will contribute to homes of different styles and lot sizes. These New Traditional residences will have two- or three-car garages. "You'll end up with a really unique blend of architecture and sizes as the development matures," Powley says. Housing prices generally range between $300,000 and $700,000; pricing depends on the home size and interior features. The residential lots span from 40 feet to 65 feet.

In the meantime, students attend nearby schools

According to developers, two public schools will be built within Legacy Hills. For now, most children attend Bobby Ray & Afton Martin Elementary. The school, built in 2023, is ungraded on Niche. Families to the south of Farm Road attend Macy B. Lykins Elementary. All students enroll in Jerry and Linda Moore Middle and Celina High. The schools have A-minus grades on Niche.

Green space plans and Old Celina Park

The master planned development will contain trails, a 27-acre sports park and multiple amenity centers. "The total build out will have one of the most extensive walkable and bikeable trail systems [in the region]. It gives you the opportunity to stay active where you live," Powley says. The private 1876 Country Club will be the city's first golf course. The plans include an 18-hole course and a clubhouse. About 5 miles south, Old Celina Park is undergoing expansions to support the city's future population. The site will include an updated playground, a new splashpad and a multi-use court.

The DNT expansion near Legacy Hills

Drivers can reach Downtown Dallas in about 40 miles. The development is near an upcoming Dallas North Tollway (DNT) expansion, known as the Collin County Outer Loop. The addition will connect the tollway to U.S. Route 75. This roadway will lead to nearby cities like Farmersville, Weston, Anna and Josephine.

Visiting Celina Town Center and the Historic Square

Brookshire's grocery store and Millies Italian Restaurant are inside Celina Town Center, about 6 miles away. Rollertown Beerworks, on Oklahoma Street, is a dog-friendly hangout with live music and comedy shows. Locals gather at Celina Main Street Historic Square for events like the Christmas tree lighting ceremony. The square also has boutique shopping and eateries like Tender Smokehouse and Lucy's on the Square.
