Community-focused master-planned development north of Dallas

Light Farms is a master-planned community 4 miles south of downtown Celina, the fastest-growing city of over 20,000 in the country, according to the U.S. Census Bureau. Celina is poised to keep growing with residential developments while prioritizing small businesses to foster a unique, nonhomogeneous identity. Similarly, Light Farms reflects seeming paradox of rapid growth while maintaining a more rural identity. “Light Farms offers a unique lifestyle that combines modern amenities with a small-town feel,” says Michael Wilson, owner of KMW Real Estate who sells in the neighborhood. Light Farms is a family-friendly neighborhood, with two onsite elementary schools; over 35% of its population is younger than 18. And despite being part of Celina’s rapid population growth and commercial development, Light Farms is designed to make suburban life authentically tight-knit and community-oriented, with frequent gatherings like movie nights and community resources like a bike sharing program. The overall CAP Index Crime Score is 1 out of 10, much lower than the national average of 4. Between its five pools, over 13 miles of recreational trails, luxury homes and a farm-to-table restaurant, this master-planned community provides resort-style living 40 miles north of Dallas.

Light Farms has spacious homes and an active HOA

Other than a greenbelt behind some homes, Light Farms is surrounded by farmland. Level lots are spaced out on cul-de-sacs with minimal but tidy landscaping. The community was established in 2012 and features architectural styles such as New Traditional and what local Realtors refer to as “Texas-style” homes, which are characterized by multiple front gables and a front-facing attached garage. The neighborhood’s spacious homes average over 3,000 square feet; some have open-concept farmhouse elements like exposed wooden beams. While most houses in the community were built around late 1990s, some modern transitional homes were built as recently as 2025. Homeowners should be aware of the higher flood risk along the creek in the northern part of the neighborhood. Additionally, North Texas can get hot, especially in the summer, and spring brings an increased tornado risk.

Prices here range widely from about $400,000 to $1.9 million, and home size is typically the primary price-determining factor. Homes at the lower end of the price range, between $400,000 and about $550,000, are typically one or 1.5 stories. They are clustered within the northernmost cul-de-sacs branching off from Light Farms Way, and on the east side of the railroad tracks that cut through the neighborhood. Homes on the higher end of the price spectrum may have more ornate architectural designs, like rounded turrets or French Provincial-inspired roofs, in addition to more square footage. These palatial homes have perks like multicar garages, private pools and luxurious outdoor living spaces.

All subdivisions within Light Farms have mandatory HOA fees, which cover maintenance for common areas and front yards, and grant access to all community amenities and events. The Sweetwater subdivision – which has some events only open to Sweetwater residents and subdivision-specific amenities, including a fitness center and pool – has slightly higher HOA fees, between $190 and $204 per month depending on lot size, whereas the rest of Light Farms has HOA fees between $125 and $139, depending on lot size.

Early education within walking distance and Prosper High bordering the neighborhood

Most of the neighborhood is zoned for Prosper Independent School District, which is rated A-plus on Niche. Families can walk or bike to the two schools within the neighborhood, Light Farms Elementary, rated A-minus, and Boyer Elementary, rated A. Both offer after-school care, Gifted and Talented programs and linguistic specialists to help with speech and reading. Students within Prosper ISD may advance to Reynolds Middle, rated A. Prosper High, also rated A, borders the neighborhood and has a new multimillion-dollar stadium. Light Farms Montessori Academy is a private option within Light Farms, offering early childhood socialization and education for infants, toddlers and young kids.

Light Farms’ own park, pools and athletic courts

Light Farms is a golf cart community, meaning residents can drive golf carts throughout the neighborhood, and although Light Farms does not contain a golf course within its boundaries, many residents here find that golf carts are a convenient way to navigate the sprawling neighborhood and its many amenities. Light Farms has playgrounds, five pools open seasonally with lifeguards, and a fitness center that offers yoga classes. Athletic amenities include courts for pickleball, tennis, bocce, basketball and volleyball. Residents can also walk or bike to the lake at Constellation Park, where catch-and-release fishing is permitted. Dogs can roam free at Constellation Park’s gated dog park and dog-friendly swimming area.

Just outside the neighborhood, Frontier Park has soccer and baseball fields, a splash pad and a big playground. Locals gather at this city park to watch Fourth of July fireworks. At nearby Gentle Creek Country Club, members can play golf, attend fitness classes and socialize at the bar and dining room.

Convenient dining and grocery shopping with proximity to The Shops at Legacy

The Nook is the onsite neighborhood restaurant, serving breakfast, lunch and dinner, with gluten-free and vegan options available. Breakfast pasta is one of the more unique dishes available at this farm-to-table café, which also accepts orders online for pickup or delivery. Residents can also unwind at the cocktail bar and listen to live music every week. Bordering the neighborhood, Swig serves custom sodas, and Abbott’s Frozen Custard offers sweet treats to go. Outside the neighborhood, Salute Italian Restaurant serves dinner nightly underneath twinkling chandeliers. Shoppers can get groceries at Kroger, but major retail shopping is about 15 miles away at The Shops at Legacy. This outdoor, pedestrian-friendly shopping and dining area is full of high-end boutiques like Kendra Scott and Brandy Melville.

Light Farms hosts over 200 community events per year

Light Farms has a full calendar with over 200 community gatherings planned per year. Smaller, indoor gatherings may take place at the spacious and welcoming information center, which includes a lounge area by the fireplace. However, most community events, like farmers’ markets and big concerts, take place outside at the community lawn called The Barn Yard. “The Barn Yard serves as the central gathering place,” Wilson says. “It functions as the community’s town square.”

Navigating the highways of North Texas

Downtown Dallas is a straight shot down the Dallas North Tollway for about 40 miles. The Tollway is being extended further north into Prosper and Celina; construction is scheduled to finish by late 2027. From Highway 380, drivers can access Interstate 35 to the west and Interstate 30 to the east. Texas State Highway 289 stretches north towards the Texas-Oklahoma state border and south into Dallas. The newly opened Methodist Celina Medical Center is the nearest hospital, about 3 miles away. Dallas Fort Worth International Airport is about 35 miles away.
