In the heart of Butler County, Center Township offers quiet, suburban living between rural communities with rolling farmland and verdant landscapes. The township is anchored by a vibrant commercial corridor along Pennsylvania Route 8, which offers shopping, dining, entertainment and convenient commutes around the Pittsburgh Metropolitan Area. “It’s a great location with a lot of recent residential and retail growth,” says Sheryl Eagle, a Realtor with Berkshire Hathaway HomeServices and a longtime resident of Butler County. New construction and an influx of new businesses have given Center Township a unique identity amongst its rural neighbors, and Butler County is just one of two counties in Western Pennsylvania that saw its population increase in 2023. With a mix of suburban amenities in a countryside setting, Center Township balances convenience with natural beauty.

Shopping, dining and entertainment along the Route 8 corridor
Local favorites for dining along PA 8 include Belmont II, a bowling alley and sports bar serving American classics like burgers, wings and sandwiches. Mazzanti’s Beans and Cream is a go-to for dessert, while Recon Brewing is known for its industrial taproom and craft beers. The brewery is named after the first Jeep prototype, the Bantam Reconnaissance Car, and honors Butler’s claim to fame as the birthplace of the Jeep with various car-themed memorabilia. On Sundays, local vendors can sell everything from secondhand clothing to handcrafted furniture at the Butler Flea Market. Further south, the Clearview Mall offers big-box shops like Rural King and chain restaurants like Ponderosa Steakhouse. Residents can pick up groceries at the town’s Giant Eagle Supermarket or head 6 miles south to the Butler Commons shopping plaza and run errands at Aldi, Target and Walmart. From April to September, cars cruise into the Starlight Drive-in for double features under the night sky. There are also several houses of worship off PA 8, and the Community Alliance Church hosts annual events like the CAC Car Cruise. The festivities include food, music and, of course, plenty of classic cars.

Pennsylvania Route 8 provides access to Downtown Pittsburgh
In addition to shopping and dining, Pennsylvania Route 8 offers access to the rest of the Pittsburgh Metropolitan Area. The highway leads about 40 miles south to Downtown Pittsburgh and connects with other major thoroughfares such as U.S. Route 422. The Butler Transit Authority offers local bus service to the community, with stops outside the Clearview Mall and the VA Butler Healthcare System. Residents are about a 60-mile drive away from Pittsburgh International Airport, which offers domestic and international flights.
A mix of established subdivisions and newer construction
Residential subdivisions surround PA 8 and offer a variety of housing styles, sizes and options. Established developments feature traditional ranch-style and bi-level homes with a mix of brick and vinyl exteriors. Most properties sit on spacious lots that average just over an acre, but homebuyers will also find larger custom-built estates with up to 10 acres of land. More recent construction includes contemporary ranch-style and New Traditional homes built throughout the early 2020s. Prices for single-family homes typically range from $215,000 for an older house to $420,000 for newer construction. Custom-built estates with larger lots tend to be more expensive, selling for upwards of $560,000. In the Blossom Ridge subdivision, prices for custom-built condos range from $315,000 to $400,000. Center Township has an overall CAP Index Crime Score of 1 out of 10, significantly lower than the national average of 4.

Center Township is served by the Butler Area School District, which earns a B-minus from Niche and has an average student-teacher ratio of 14-to-1. Kids can begin their education at Center Township Elementary School, which receives a B from Niche. Butler Intermediate High School scores a B-minus, while Butler Area Senior High School earns a B. The high school partners with Penn United Technologies to offer a two-year pre-apprenticeship program through which teens can gain hands-on experience in advanced manufacturing, earn industry certifications and meet with prospective future employers. Nearby private school options include the A-rated Butler Catholic School, which serves prekindergarten through eighth grade.

Next to Center Township Elementary School, the Center Township Athletic Association manages five lighted ballfields where its youth baseball and softball leagues play. A bit further north is Stoughton Acres Golf Course, one of several public 18-hole golf courses in the area. Golfers can also practice their skills at The Perfect Swing Golf School and Driving Range, which offers private and group lessons for all ages. Butler Memorial Park is about 6 miles south of the township, and the green space features a playground, covered pavilion and athletic facilities.

Annual events include the Bantam Jeep Heritage Festival
Recon Brewing isn’t the only local spot to celebrate Butler County as the birthplace of the Jeep. Each June, the Bantam Jeep Heritage Festival brings thousands of people – and their jeeps – to the nearby Coopers Lake Campground for a weekend filled with off-roading, obstacle courses and local vendors. The festival also holds the Guinness World Record for the largest parade of Jeeps in the country, bringing 2,420 Jeeps to Butler in 2015. “The Jeep festival is popular every year. We also have regular farmers markets, the fairgrounds and the farm show,” Eagle says. She’s referring to the Butler City Farmers Market, the Butler Farm Show and the Big Butler Fairgrounds, all three of which are less than 10 miles from Center Township.
Proximity to Butler Memorial Hospital
The township is home to the main campus of the VA Butler Healthcare System, which serves over 25,000 Veterans each year. Residents also have access to Butler Memorial Hospital, which is about 8 miles south of Center Township and has a 24/7 emergency room.
