Sexton Woods is a sought-after residential community with access to neighboring cities
The Sexton Woods neighborhood, split between Brookhaven and Chamblee, has been around since the 1950s. The area has more than 560 homes and emphasizes community through its full calendar of local events. Its location gives residents access to surrounding cities and a straightforward path into Downtown Atlanta. Highly rated schools and nearby green spaces round out the area’s appeal. “It’s one of the most sought-after neighborhoods around,” says Susan Renno, a Realtor at Re/Max of Buckhead. “It’s an amazing location. It has a quiet feel while still being near the city.”
Multilevel and ranch-style homes sit along walkable streets
Many community residences are multilevel and have traditional architectural elements, though the prevalence of custom homes gives the area lots of variance in appearance. Those often range from $850,000 to $1.5 million, with conventional houses usually selling for $600,000 to $850,000. Ranch-style properties can go from $530,000 to $820,000. The neighborhood’s wide streets make jogging possible even where sidewalks are unavailable. Tall trees surround the roads. Renno says children often walk to school or to one of several nearby green spaces.
DeKalb County Schools and private institutions like Marist School
Students are served by DeKalb County Schools. They can attend Montgomery Elementary School, which has a B-plus Niche grade. Chamblee Middle School holds an A-minus score. Chamblee High School, a public charter school, offers career pathways including computer science, financial literacy and food, nutrition and wellness. It earns an A. The neighborhood is close to several private schools, including Marist School, which gets an A-plus from Niche.
Athletic facilities, playgrounds and fishing, plus Look Dine-In Cinemas
Keswick Park has athletic facilities like an adult softball diamond, a soccer field and tennis and pickleball courts, plus walking trails and a dog park. Nearby Blackburn Park has baseball, tennis and mixed-use sports facilities, plus a community garden, a playground and picnic areas. At Murphy Candler Park, anglers can fish for largemouth bass and channel catfish among other catches in its lake. It also has a pool, athletic facilities and playgrounds. Look Dine-In Cinemas, around 3 miles away, shows the latest Hollywood blockbusters.
Dine at burger and sushi joints, and shop at big-box stores and Plaza Fiesta
The community is near several restaurants, including Lagarde American Eatery, which serves New Orleans-inspired food mixed with more traditional entrees. At Fudo, guests can eat sushi and rice bowls in an industrial environment. Bad Daddy’s Burger Bar lets customers create their own burger from a long list of ingredients. Just south of the area is a Walmart Supercenter, a Whole Foods Market and a Lowe’s Home Improvement as well as several chain restaurants. The neighborhood is about 3 miles from Plaza Fiesta, a hub of Latin American retailers and food vendors that gets more than 3 million annual visitors.
Access to Downtown Atlanta and public bus stops
Sexton Woods is near Georgia State Route 141, locally called Peachtree Boulevard, and is a few miles from Interstate 285. Renno says traffic can be an issue during school release hours and other busy times. “Main thoroughfares can get congested, but you can maneuver around them if you know the backroads,” Renno says. The neighborhood is around 15 miles from Downtown Atlanta and close to 25 miles from Hartsfield-Jackson Atlanta International Airport. It is a few miles from Peachtree-DeKalb Airport, which specializes in serving smaller general aviation planes. Takeoffs and landings can be noisy for areas close to the airport, especially east of Peachtree Boulevard. The Metropolitan Atlanta Rapid Transit Authority, or MARTA, operates a Chamblee metro stop that can take passengers to Atlanta, and several bus stops are near the community along Johnson Ferry Road. Renno says the area will occasionally feel effects from hurricanes and tornadoes, but any resulting damage is usually mild.
Block parties, chili cook-offs and the Chamblee Summer Concert Series
The Sexton Woods Neighborhood Association is voluntary to join and carries an annual membership fee of $50. The group organizes events like block parties and chili cook-offs. The community is less than 2 miles from Chamblee’s downtown district, where the city holds annual events like A Taste of Chamblee, a fall food festival, and the Chamblee Summer Concert Series. In December, Holiday Hoopla encourages local businesses to hold special sales, and Santa Claus arrives to take pictures with families.
