Taking its name from Clark Park, a neighborhood park with more than a century of local history, Clark blends the contemporary appeal of a city lifestyle with the prestige of one of the Champaign area’s most firmly established communities. "Clark Park is one of those big, recognizable names, it’s a very well-respected area,” says Nick Taylor, the managing broker and co-owner at Taylor Realty Associates. Taylor has been in the real estate industry for more than 50 years. “A lot of the younger kids moved out and then came back because it’s familiar to them. It’s close to the Champaign Country Club and brings some big retail money in.”

Homes in Clark reflect the evolution of central Champaign over the course of the 20th century. Some early homes from the 1910s to 1930s bear design hallmarks of Craftsman styles, including porches with columns, low rooflines and bungalow-style floorplans. Others from a similar timeframe feature Cape Cod, Dutch colonial or cottage designs. Later homes from the 1940s onward bring ranch-style designs and the occasional midcentury modern home to the neighborhood.
Prices range widely throughout the community. While smaller single-family homes sell for as low as $80,000, more spacious and updated properties spanning approximately 3,000 square feet get up to $500,000. Some properties with Ccondo or duplex conversions are available, ranging from about sell for between $110,000 to $246,000. Overall, the average sales price is about $285,000, but the community also includes a couple of 5,000-square-foot homes that have sold for more than $1 million. Residents near major roads such as Neil Street and Prospect Avenue may experience higher noise levels.

Clark Park sits at the neighborhood’s center, offering amenities such as pickleball, basketball and a playground under the cover of tall oaks. The park was established in 1909 and is one of the multiple sites included in the city’s annual Jazz in the Park series in the summertime. To the west, Central High students participate in football, track and field events at McKinley Field, while Hessel Park combines traditional amenities with distinctive offerings such as the ‘StoryTrail,’ a walking path where families can enjoy rotating picture book selections while stepping through the great outdoors.
