A quiet suburb and a vibrant downtown scene
Pembroke Point is a quiet community comprised of neat subdivisions in southern Champaign. “It’s an established area, so there’s variety in the housing,” explains Jayme Ahlden, Realtor with Berkshire Hathway. “There are tree-lined streets that you wouldn’t necessarily find with newer construction, and people really like the location because of the parks and restaurants.” Public green spaces like Noel Park are typically well-maintained, while Route 45 is lined with shopping and dining options en route to Downtown Champaign. Such proximity to the downtown scene means residents have the benefit of a tranquil suburb with an easy commute to a vibrant hub.

Manicured lawns in Pembroke Point
Traditional architecture and custom homes are common in Pembroke Point, where styles range from Colonial Revival to Tudor and Georgian. Modern homes exceeding 5,000 square feet can reach nearly $1 million in price, though most range from $250,000 to around $600,000. Builds rest on quarter-acre lots, boasting manicured lawns and attached garages. Interconnected residential streets are lined with modest gardens and the occasional fenced-in backyard, where young trees have just begun to shade the sidewalks. “Neighbors seem to know each other and get together for barbeques or things like that,” says Joanna Smith, a local broker with Keller Williams Realty. “You’ll always see people walking their dogs, or you’ll hear about a neighborhood Facebook group.” Condominiums are available in the Ponds of Windsor subdivision. Units feature attached garages with driveways and range in price from $150,000 to $300,000.

Choice schooling with Champaign Community District 4
The Champaign Community Unit School District 4 zones students based on choice rather than location. Families are asked to rank their preferred schools while external factors like socioeconomic status and capacity are considered. Those with the benefit of proximity have a higher likelihood of attendance. Pembroke Point, in particular, is closest to Bottenfield Elementary School, which earns a B-plus on Niche. From there, two middle schools are equidistant from the community: Jefferson Middle, which earns a C-plus on Niche, and Edison Middle, which earns a B. Centennial High School earns an A-minus with the highest ranking in college prep. “School choice doesn’t extend to high schools,” Smith says. “But I went to Centennial, and my kids went to Central, and they’re both evenly balanced with great attributes.” Students are provided a curriculum guide based on their career path of interest, with disciplines including the arts, health science and even trades.
Bottenfield Elementary is a public school near Pembroke Point that serves 443 students.

The city’s attentive park district
The parks in Champaign are ever-evolving to benefit residents. “We do community studies for feedback on what our residents want and create our plans accordingly,” explains Chelsea Norton, Director of Marketing and Development with Champaign Park District. “Paths and trails have been a high priority for residents for 10-plus years, so we continue to build on that.” Noel Park rests at the heart of the community, a walkable green space where patches of shady groves outline a multi-purpose field and playground. But a broader landscape of amenities is found at Morrissey Park, just north of Windsor Road. There, paved walking paths intertwine with tennis courts and picnic tables under lush foliage. Following the thoroughfare east, Mattis Park surrounds its titular lake with resting spots and gardens. Boulware Trail wraps around the water’s edge, ideal for jogging and cycling.

“Joyce Carol Oats” in Downtown Champaign
Route 45 stretches to the east of Pembroke Point, where shopping and dining options abound on the way to Downtown Champaign. Grocery options include Schnucks Fresh Food and Harvest Market, while casual fast food and thrift stores fill the gaps between retail spots and chain restaurants. Aspen Tap House is a local sports pub with a rustic interior and multiple TVs playing the latest games. Poultry, beef and fish are served fresh at Old Time Meat & Deli Shop, a classic delicatessen where meats are sliced in-house. The 4-mile commute into the heart of Champaign is usually quick, as traffic is hardly an issue. Locals can easily spend an evening out at The Blind Pig Brewery, an old-fashioned tavern modeled after the owner’s English hometown, or have brunch at The Literary, where books and coffee pair well with “Joyce Carol Oats.”

The web of bike lanes and bus stops
Though Pembroke Point doesn’t immediately neighbor the downtown area, bus stops are provided throughout the neighborhood and are largely accessed on Windsor Road or Prospect Avenue. “The further you get from the university, the more you’re going to want to have a car,” Smith says. Local travel consists of a 4-mile commute to Downtown Champaign. Galen Drive’s bike lane connects to the city’s overarching web of bike lanes, making the area almost entirely accessible on two wheels. The closest emergency room is located at Carle Foundation Hospital, 5 miles north on Route 150. The Amtrak downtown takes riders about two-and-a-half hours to Chicago. Alternatively, drivers can expect a 142-mile trek into the city. Willard Airport is about 4 miles south, which flies directly to Chicago O’Hare and Dallas-Fort Worth.
Amtrak located near Pembroke Point is a great way to go to Chicago instead of driving.

Market Street Festival District
The Champaign Farmer’s Market is held on Neil Street each Tuesday from May through October, with vendors selling fresh produce and artisan crafts. The summer months usher in Friday Night Live, which invites local bands to play the downtown scene. But Saturdays are reserved for the Market Street Festival. From June through October, Market Street transforms into a pedestrian-only festival space where DJs and musicians perform, and local restaurants open their doors. “There are always things going on; you just have to look for them,” Ahlden says. “One of our biggest events is the marathon, but I’ve seen people fly out from California for Ebertfest, which is our local indie film festival.”
