Spanish Revival-style homes with backyard pools
Spanish Revival-style new traditional homes, built mostly in the 1990s with clay-tiled roofs and stucco exteriors, sit close together along Clemente Ranch’s sidewalk-lined streets, most of which are named after birds. Paved two-car driveways with basketball hoops lead to front-facing attached garages, and most houses have backyard in-ground pools to cool off from the heat; many yards feature low-water plantings like cacti, palm trees and native desert shrubs. These homes all have between three and five bedrooms, and home sizes range from 1,200 to 2,500 square feet; prices range from $400,000 to $700,000, depending on size.Some 2020s Spanish Revival-style new traditional homes are also available. These can have three or four bedrooms and layouts between 1,300 and 4,600 square feet; prices range from $500,000 to $1 million, depending on size. “I’ve seen a lot of inspection reports here,” Graham says. “There is no common thread to any of them aside from the homes were built around ’95, so the roofs are in the 20-to-30-year age range and are getting replaced about now. But I've never had a foundation issue or a major sewer backup issue. We don’t have any of that here. The builders were solid, the homes are solid, and the ground is solid.” Two- and three-bedroom townhouses with between 1,200 and 1,600 square feet are also available, ranging from $400,000 to $450,000, depending on size.
Splash pad at Chuparosa Park
At the 12-acre Dobson Park, kids can burn off some energy on the playground or shoot some hoops on the basketball court. The 28-acre Chuparosa Park to the west has a splash pad where kids can cool off in the summer, and the playground here is almost entirely shaded. If it’s too hot to play outside, Big Air Trampoline Park in the neighborhood’s southeast has climbing walls, a ninja-warrior course and plenty of trampolines. Golfers can play 18 holes at the public Ocotillo Golf Club to the south, and the 250-acre Tumbleweed Park, located 2 miles east, has sports fields and green space for working out or relaxing in nature. Residents can join the Tumbleweed Recreation Center for access to a gym and fitness classes; the center also has art classes and kids’ summer camps for an extra fee.The Battle for Arizona Avenue at Hamilton High
Clemente Ranch is zoned for the Chandler Unified School District, a school choice district that earns an A-plus from Niche and is ranked as the No. 1 best school district in Arizona. Kids can start at the A-rated Tarwater Elementary, which has a Mandarin Dual Immersion Program. “In Maricopa County, there are only four schools that offer Mandarin immersion programs, and this is the only one in the Southeast Valley,” Graham says. “They do half the day in Mandarin Chinese and then half the day in English.” They can then attend the A-rated Bogle Junior High before continuing to the A-plus-rated Hamilton High, which, at almost 4,000 students, is the largest high school in the state. Students here can join over 80 clubs, including the Academic Decathlon, which last won the state championship in 2024. Football is a popular sport here, and Hamilton High’s rivalry with Chandler High can draw over 10,000 spectators to see the annual “Battle for Arizona Avenue.” Nearby private schools include the A-minus-rated Tri-City Christian Academy for pre-kindergarten through Grade 12.The annual Chandler Chamber Ostrich Festival
The annual Chandler Chamber Ostrich Festival draws thousands of people to Tumbleweed Park over two weekends each March. Inspired by Chandler’s history of ostrich ranching, there are few ostriches at the festival these days; instead, festivalgoers will find a traditional fair experience, with rides, midway games and performances by national musicians like The Beach Boys and Flo Rida. Other popular events in the park include Chandler’s All-American Bash, a Fourth of July festival that concludes with fireworks, and Woofstock, a one-day festival for Chandler’s dogs each November.Near Loop 202 and Loop 101
Residents here are close to several freeways that make it easy to travel around the metro area. Loop 202 is just over a mile north, leading 2 miles west to Loop 101 and around 7 miles west to Interstate 10. Downtown Chandler is a 4-mile trip north on Alma School Road, and downtown Phoenix is a 25-mile trip north on I-10. While there’s no public transportation, bike lanes and sidewalks make the area friendly for cyclists and pedestrians. Banner Ocotillo Medical Center is around 2 miles north. Chandler Municipal Airport, a general aviation airport with no commercial flights, is 4 miles east, and Phoenix Sky Harbor International Airport is a 20-mile trip.Steaks at Chop
There are several shopping and dining options around the edge of the neighborhood. The locally owned Chop is a traditional steakhouse with an upscale vibe. Keegan’s Grill is a more casual option, serving American comfort food since 2002. At Oregano’s, diners can get Chicago-style pizzas to go. Downtown Chandler is only 4 miles away, where residents can enjoy an upscale dinner at The Hidden House or a locally brewed India pale ale at SanTan Brewing Company. Nearby grocery stores include Aldi and Sprouts Farmers Market, and big-box retailers, including Target and Costco Wholesale, are within 2 miles.
