South Chandler is a collection of suburban communities with a wide variety of housing options, including gated subdivisions and 55-plus communities. “A lot of what brings people to South Chandler is jobs because of all the industry, like Intel,” says Carol Gruber, a Realtor with eXp Realty who lives in South Chandler and has sold homes here for over 36 years. “But also in South Chandler, there are a lot of retirement communities that have a huge amount of amenities. They’re kind of like a small town.”
With several gated communities, South Chandler's overall CAP Index Crime Score is 1 out of 10, lower than the national average of 4. Veterans Oasis Park, known for its nature center and hiking trails, is right nearby, and Downtown Chandler is around 7 miles north, with restaurants, nightlife and community events; Phoenix is roughly 31 miles away. The area's diverse array of houses of worship includes the San Juan Diego Catholic Church, Arizona Dhammaram Monastery and Masjid Al Mustafa.
Spanish Revival-style new traditional houses
Set along sidewalk-lined streets with low-water desert landscaping, South Chandler’s 21st-century Spanish Revival-style new traditional houses can be found in both gated and open subdivisions, most with homeowners associations. Layouts range from 1,300 to 4,500 square feet and have between three and five bedrooms. Prices vary by size, often ranging from $400,000 to $1 million, plus HOA fees between $70 and $160.
Gated communities are spread throughout the neighborhood, featuring 21st-century custom-built luxury homes with Mediterranean influences, including stucco exteriors with stone details and arched entryways. Layouts of these large homes range from 3,200 to 5,900 square feet, with four to six bedrooms, and many sit on lots that range from a quarter acre to 5 acres. Most have pools, and those on larger lots sometimes have horse stables and paddocks. Prices for these homes can range from $1 million to $2.9 million, depending on size and acreage, and some have monthly HOA fees between $80 and $170.
In the neighborhood’s south, several gated 55-plus communities are arranged around golf courses. Homes here generally date to the 1990s or early 2000s, and have one to three bedrooms in layouts of 600 to 1,700 square feet. Most are either wood-sided cabins or new traditional ranch-style with Mediterranean-inspired stucco exteriors and clay-tiled roofs; some homes have carports, while others have heated backyard pools and attached garages. Prices typically range from $200,000 to $500,000, plus monthly homeowners association fees between $80 and $150.
Townhouses are also available in the neighborhood’s north. These have two to four bedrooms in layouts of 1,000 to 2,100 square feet. Prices range from $280,000 to $540,000 depending on size, plus monthly HOA fees between $160 and $280.
Luxury custom estates are commonly found in South Chandler.

Fishing and hiking at Veterans Oasis Park
At the 113-acre Veterans Oasis Park in the neighborhood’s east, the community fishing lake is a popular place to cast a line or walk the dog. The nearly 5 miles of trails here pass through a natural landscape, offering hikers a chance to see the animals and plants of the Sonoran Desert up close. The park’s Chandler Nature Center offers educational programs on the area’s plants and animals, and the Field of Honor memorializes Chandler’s veterans with a large American flag monument.
The neighborhood's 80-acre Paseo Vista Recreation Area is popular for its disc golf course, archery range, playground and dog park. Several public and semi-private golf courses are in the south, including Bear Creek Golf Complex, Springfield Golf Resort and Sunbird Golf Club. At the Tumbleweed Recreation Center to the west, members and nonmembers can exercise indoors at the fitness center and kids can take art classes or join a summer camp.

The top-ranked Chandler Unified School District
Local kids can attend school in the Chandler Unified School District, a school choice district that Niche rates A-plus and names as the No. 1 school district in Arizona. Carlson Elementary and Santan Junior High each earn an A rating. At the A-rated Basha High, students can join over 20 sports teams, including football, which won the state championship in 2022. Nearby private schools include the unrated Montessori Christian Academy for pre-kindergarten through Grade 6, and the A-plus-rated Legacy Traditional School is a free charter school for kindergarten through Grade 8.

The Tumbleweed Tree Lighting Ceremony in Downtown Chandler
Locals are close to some of Chandler’s biggest events, including the annual Chandler Chamber Ostrich Festival at Tumbleweed Park, a carnival featuring fair rides and real live ostrich races. During the holidays, Downtown Chandler celebrates the season with an unusual spin on the Christmas tree. “At Christmas, they have the tumbleweed Christmas tree downtown,” Gruber says. The Tumbleweed Tree Lighting Ceremony draws locals to watch the tree’s illumination, enjoy live music and visit with Santa.
Residents living in the neighborhood’s 55-plus communities are also invited to special events. Gruber, who lives in Springwood, says, “During the winter season, there's a dance once a month, and there’s also a Christmas Golf Cart Parade. There’s always something going on.” For families, the Chandler Nature Center has a free concert series from October through March, plus regular nature-themed events. Their most popular is the Dragonfly and Butterfly Bash each September, which can draw up to 700 people to see butterflies, make crafts and take a guided nature walk.
South of Loop 202
Depending on where they live, residents here can be between 1 and 5 miles south of Loop 202, which leads 10 miles west to Interstate 10 and connects with the rest of the Phoenix metro area. Downtown Chandler is roughly 7 miles north on Arizona Avenue, and Downtown Phoenix is around 31 miles northwest. While there’s no public transportation, bike lanes and sidewalks offer an alternative to driving to places nearby. For those living in 55-plus communities, golf carts are a popular way to get around. “When the weather’s nice, people just go for drives in their golf cart in the evening,” Gruber says.
Dignity Health Mercy Gilbert Medical Center is about 6 miles northeast. Chandler Municipal Airport, a general aviation airport with no commercial flights, borders the neighborhood’s north, and Phoenix-Mesa Gateway Airport, which has domestic commercial flights is 12 miles northeast. Phoenix Sky Harbor International Airport is a 25-mile trip.
Nights out in Downtown Chandler
There are several shopping centers within the neighborhood, where residents can run errands or grab a bite to eat. La Casa Blanca serves Mexican comfort food, and The Wild Vine Uncorked has wine, tapas and regular live music. Residents living in 55-plus communities also have access to community restaurants, including Grill 61 at the Springfield Golf Resort. Nearby grocery stores are Albertsons, Fry’s Marketplace and Bashas’.
“We're very close to downtown Chandler, where there's all kinds of restaurants and entertainment,” Gruber says. For nightlife, Gruber recommends SanTan Brewing Company and The Ostrich, a speakeasy where “if the red light’s on, it's open.” The Hidden House is a local favorite for an upscale meal. “It's behind the main restaurants and surrounded by fences, so you have to know it’s there,” Gruber says. “That’s why it's called The Hidden House.” To the south, the Gila River Resorts and Casinos Santan Mountain has slots and table games, as well as a restaurant and entertainment venue.
