Chatham County neighborhood in between Chapel Hill and Pittsboro

Set in the hills overlooking B. Everett Jordan Lake, Big Woods Hills is a woodsy neighborhood where residents enjoy the seclusion of living on multiple acres without having hour-long commutes into the nearest city. This Chatham County community sits about 15 miles south of Chapel Hill and roughly the same distance north of Pittsboro, with Durham, the Research Triangle Park and Raleigh all within reach. Residents often spend time outdoors exploring their own properties or heading down to the lake. “Big Woods Hills is a quieter neighborhood,” says Rebecca Ellis, a Realtor with Keller Williams Preferred Realty with a decade of experience in the Triangle. “It’s a desirable area with a good school system.” Big Woods Hills receives a CAP Index crime score of 1 out of 10, compared to the national average of 4 out of 10.

Single-family homes on multiple acres

Homes in Big Woods Hills are hidden in the trees along hilly, narrow roads. Long gravel driveways lead to these Colonial Revivals, farmhouses and ranch-style homes, primarily from the 1990s. “Some have been updated. Some are fixer-uppers,” says Ellis, who adds that properties stretch for multiple acres and don’t go on the market often. Only two have been sold in recent years. “Our inventory is generally low. Prices have gone up, and part of that is the size of the lot. If you get a 7,000 square-foot house on 10 acres, there’s going to be a bigger price tag.” The median price for a single-family home sits around $920,000. While a homeowners association does not govern Big Woods Hills, landowners in the neighborhood are collectively responsible for maintaining Gallup Road, the private main route through the community.
