Historic homes and off-campus living at UNC-Chapel Hill
Franklin-Rosemary, also known by its formal moniker Franklin-Rosemary Historic District, borders the UNC-Chapel Hill campus. The university is renowned for its competitive academics and NCAA-winning basketball, soccer and field hockey teams, and residents can bike to campus and the Morehead Planetarium, or walk to the neighborhood churches and the lively restaurants along Franklin Street. “Franklin Street is where the students go out and party when they win national championships,” says Jeanette Hussey, Realtor at West and Woodall Real Estate with more than four decades of experience. Franklin-Rosemary, named for the neighborhood’s two main parallel streets, encompasses a mixture of home styles and occupants. “The commercial part is geared to the students. The other part is historical homes where professors and executives live. We’re talking old houses that are well preserved. There are fraternity and sorority houses mixed in with residential houses as well,” Hussey adds.
Walking through time: homes date between the 1800s and present day
Though home styles vary, the pathways, stone walls, leafy trees and absence of high-rises help this historic district retain visual cohesion. It’s common to see students walking along the sidewalks under the neighborhood’s power lines and tall oak trees. Architectural styles range widely from Greek Revival and Federal homes dating back to the 1800s, to 1920s American Craftsmans, to contemporary constructions built as recently as 2023. However, most of the homes were built between the late 19th century and late 20th century. Properties may include detached garages or guest houses. Age and square footage affect prices, which fall between $750,000 and $1.7 million.
Going out on Franklin Street
Franklin Street is lined with restaurants and retailers, as well as some businesses that combine the two, such as Epilogue Books Chocolate Brews. This bookstore and café also hosts comedy shows and literary events. TRU, open until midnight on weekends, serves customized sandwiches and salads. Locals can walk to bars like Goodfellows and brunch spots like Carolina Coffee Shop, the town’s oldest restaurant. Varsity Theater, built in 1927, is a small independent venue on Franklin Street where movie-goers can see a film for less than ten dollars. A few streets away, shoppers can get groceries at Harris Teeter or Weaver Street Market, a co-op selling sustainable and local products.
Outings at the arboretum, planetarium and Horace Williams House
One of Franklin-Rosemary’s historic homes is the Horace Williams House. It has been preserved as it was when it was built in 1854 for a UNC professor and his family, and today hosts community events and local art exhibitions. On the other side of Franklin Street, locals can explore the Morehead Planetarium and Science Center. The planetarium supplements its star shows with exibits, lectures and the popular Science LIVE! series of scientific demonstrations for younger audiences. It borders Coker Arboretum, where residents can stroll amongst plants both native and exotic covering five acres. The paths throughout the arboretum are wheelchair accessible, and leashed pets are welcome to join their two-legged companions. For a deeper immersion into nature, Battle Branch Trail leads to hiking paths within the trees of Battle Park.
Chapel Hill’s highly lauded public schools and university
Students in the neighborhood are served by the Chapel Hill-Carrboro City Schools, which earns an overall rating of A-plus from Niche. Kids may attend Northside Elementary School, rated B-plus on Niche. Phillips Middle, rated A, ranks within the top ten best public middle schools in the state, according to Niche. Chapel Hill-Carrboro City Schools district recognized the principal of Phillips Middle School, Tiffany Cheshire, with the Principal of the Year award in 2024. High schoolers may attend East Chapel Hill High, rated A-plus. Students who wish to stay in town for higher education may apply to UNC-Chapel Hill, a nationally recognized public research university. Other highly regarded universities in the area include Duke University in Durham and North Carolina State University in Raleigh.
Getting around Chapel Hill
Residents have nearby access to Route 86, known locally as M.L.K. Jr. Boulevard, which bisects Chapel Hill. Buses stop along Franklin Street, transporting passengers to UNC Medical Center and other nearby destinations via Chapel Hill Transit. Franklin-Rosemary is 20 miles from Raleigh-Durham International Airport.
