Active master-planned community minutes south of Chapel Hill
In northeast Chatham County, Governors Village is a master-planned community 5 miles from Chapel Hill. Between the recreational amenities, shopping center and six subdivisions, there’s a lot for residents to do without needing to leave the neighborhood. Governors Village boasts an active calendar of events, committees for recreation and safety, and a neighborhood volleyball league. In the warmer months, it’s common to see neighbors playing at the Governors Park playground and volleyball court multiple days a week.
The single-family homes, townhouses and apartments of Governors Village appeal to a range of demographics. About 30% of the neighborhood’s population is over the age of 65, many of whom opt for a low-maintenance townhouse or apartment. Neighborhood kids can meet one another at family-friendly gatherings throughout the year, like the Annual Egg Hunt for Easter, Winter Fest in December and the Halloween costume parade at BooFest. Governors Village also has an easy commute – just 4 miles – to UNC-Chapel Hill, a prestigious university regarded as a public ivy. The neighborhood’s overall CAP Index Crime Score is 2 out of 10, lower than the national average of 4.
The single-family homes and townhouses of Governors Village
Trees and sidewalks line the curved roads and cul-de-sacs of Governors Village. New Traditional and Colonial Revival homes sit on neatly landscaped lots, some of which are enclosed with white picket fences. The Governors Forest subdivision has the largest lots in the neighborhood, which are full of tall trees, offering privacy and seclusion. Single-family home prices range from about $630,000 to $900,000, with some higher listings in Governors Forest. Townhouses range from about $345,000 to $465,000.
All homeowners are members of the property owners’ association; monthly fees vary by subdivision and contribute to community ground maintenance. The Townes of Governors Village has their own association with additional monthly dues, which help to provide a low-maintenance lifestyle for townhouse residents. All changes to home exteriors require approval by the neighborhood’s architecture review board.
Students may attend Chatham County Schools
Governors Village is zoned for Chatham County Schools, a district rated B-plus on Niche. “Chatham County has some of the best schools in the state,” says Kathy Underhill, a Realtor at Fathom Realty with nearly three decades of real estate experience. North Chatham Elementary and Margaret B. Pollard Middle are both rated A-minus. Seaforth High, rated B, has an AVID program, which stands for Advancement Via Individual Determination. AVID classes teach organization skills and prepare students to take the PSAT, SAT and ACT standardized tests.
Shopping and dining in Governors Village
Homes in Governors Village surround a commercial area that includes a Food Lion, gym, medical offices and several restaurants. Flair Restaurant and Wine Bar serves French-inspired cuisine for brunch, lunch and dinner in an elevated, contemporary setting. MunchiLove offers breakfast and coffee, but is best known for its signature circular brownies.
Additionally, the neighborhood is a 20-minute drive from a developing shopping area called Chatham Park. “Part of it is open now – two or three restaurants and a couple shops,” Underhill says. “The gigantic Chatham Park will be a massive whole town, really; it’s well on its way. It’s being built out for another ten to twelve years. It’ll have restaurants, stores, movie theaters – everything you’d find at a giant mall.”
Parks and recreation in and around Governors Village
Many homes are within biking distance of the neighborhood’s amenities, which include walking paths, athletic courts and playgrounds. Fountain Park, a picnic-friendly spot with a playground, hosts neighborhood events throughout the year. The recreational facilities at Meadow Park include courts for volleyball, tennis and basketball and an outdoor pool, which is open seasonally. Camden Governors Village Apartments have a separate clubhouse, fitness center and outdoor pool. Governors Village is also 10 miles from Jordan Lake State Recreation Area, which has over 1,000 campsites surrounding the lake. Bald eagles nest around the lake; campers and hikers may catch glimpses of the national bird.
Driving north to the Chapel Hill area
Governors Village is somewhat bikeable, but is overall car-dependent. Mount Carmel Church Road leads 5 miles north to UNC Hospitals. Farrington Mill Road also leads in and out of Governors Village, connecting it to the eastern side of Chapel Hill and Interstate 40. Raleigh-Durham International Airport is about 20 miles away.
Warm weather brings thunderstorms in Chatham County
Like all of central North Carolina, Governors Village can get hot and humid in the summer. “We also have occasional tornadoes in the general area,” Underhill says. “You don’t really hear about them touching down, but unstable weather pops up in the spring and summer – some pretty dramatic thunderstorms. But winters are pretty easy here.”
