"Momma" looks over master-planned Meadowmont
When the mixed-use development of Meadowmont was first proposed in 1991, some Chapel Hill residents were opposed. Residents of the nearby The Oaks neighborhood were especially weary of a large development moving into the small city. However, since Meadowmont was built in the early 2000s, it has become a well-respected community. “They really didn't want to like Meadowmont,” says Nikki Rice, a Realtor with EXP Realty who bought the first resale house in Meadowmont. “But they couldn't help it.”
Part of the neighborhood’s appeal is sidewalk-lined streets that lead to shopping and dining at Meadowmont Village. Rosemary Waldorf was mayor of Chapel Hill during Meadowmont’s approval. She now lives in the neighborhood. "This is just one of the very best neighborhood planning prototypes to promote walkability and enable people to get outdoors and meet their neighbors,” she says. “There are so many things that you can do inside the neighborhood.”
To visitors, the giant tree on the edge of Meadowmont may look like a nice decorative touch. But to locals, the 90-year-old shagbark hickory, nicknamed “Momma,” is the definitive symbol of this master-planned community designed to emulate an old town square. The tree represents the unique way the development was planned, working within the limits of surrounding nature. “We have a dedicated arborist to take special care of it, and it’s something that we’re proud of,” says Scott Mettler, manager of the Meadowmont Community Association.

Slice of suburbia with 21st century homes
Housing styles are primarily a mix of cottages, Colonial Revivals, Cape Cods, as well as condos and townhouses with Georgian Revival influence. The hilly landscape of Meadowmont means some homes sit up high with walkways winding up to the front door. “The people who like this kind of pattern where there are sidewalks everywhere, and there are front porches and the houses are close together really like living here,” Waldorf says.
Three-bedroom single-family homes range in price from $600,000 to $915,000, while houses with five or six bedrooms go for between $1,150,000 to $2,200,000. Condos sell in the $385,000 to $820,000 range, and townhouses go for a higher price at $1,100,000 to $1,700,000. Rice says that housing prices have significantly risen with the neighborhood’s popularity. “The whole idea was that there would be affordable housing for first-time homeowners,” Rice says. “And then there would be larger homes. They called them executive homes for people when they have their family and are making more money.”
The Cedars of Chapel Hill is a retirement community in Meadowmont. Members own their homes and pay a membership fee. Veranda, villa and cottage homes are found on either side of the clubhouse. "People went to UNC, lived someplace else, had their life, retired and came back here,” Rice says. “And they come for the medical because Duke is not that far away.”

Working out at the UNC Wellness Center
The neighborhood has small pockets of green space, including Meadowmont Park. “Around 70 acres are in kind of a low area, and that couldn't be built on, so it's technically a wetland with a walking trail through it, and there are soccer fields in that part of it,” Waldorf says. The walking trail runs for a mile from the elementary school to North Carolina Highway 54. There’s also a fenced-in playground and beach volleyball court. Grassy areas near the parks and roundabouts have small fountains and benches, where Mettler says, “I see a lot of people getting together to have lunch or relax on the benches. Meadowmont is a peaceful place to live and is a very tight community where people know their neighbors and socialize with them, and I really love that about it.”
Residents have many options for indoor recreation. They can join the YMCA at Meadowmont or the UNC Wellness Center. “It’s huge, and anybody can use it,” Rice says of the wellness center. “The idea of Meadowmont was that it wasn't going to be a closed community.” Both facilities have a pool and offer workout classes. There are also five fitness centers in Meadowmont Village, including Orange Theory.

Highly rated Chapel Hill-Carrboro Schools
Students in Meadowmont primarily go to Chapel Hill-Carrboro Schools, but some sections, like The Cedars and the apartments, are zoned for Durham County Schools. Rashkis Elementary receives an A from Niche. It is located in the neighborhood, and many families live within walking distance. Culbreth Middle also earns an A score, while East Chapel Hill High has an A-plus rating. High schoolers have the option to enroll in the Social Justice Academy, an interdisciplinary program where students can study how factors like economics, ethnicity and gender affect social injustices. Over their four years at the high school, students are also encouraged to complete 25 hours of service learning.
The neighborhood is less than 3 miles from the University of North Carolina at Chapel Hill, one of the oldest public universities in the country. In the neighborhood, the university owns the Paul J. Rizzo Conference Center and The DuBose Home, which are both considered part of the business school’s executive education program. The proximity to the campus is why Meadowmont is home to “a lot of people who are associated with the university, whether they’re in the medical field or professors,” Mettler says.
Rashkis Elementary serves just over 400 studnets in the Meadowmont neighborhood.

First Fridays bring locals together
Waldorf says the community has strengthened in the last few years thanks to the homeowner association's planned events. "They organize things like bagel brunches, and there was a little Halloween get-together for families with small children." Music and food bring locals together in the heart of Meadowmont for First Fridays. Local bands perform while people relax on picnic blankets or lawn chairs with food from one of the restaurants nearby. The performances are held on the first Fridays of each month from spring through fall. “We also have brunches for residents to get together, and we’ll typically do something around Christmas that involves holiday music,” Mettler says.
Accessible to Highway 54 and Interstate 40
Meadowmont is situated between several freeways connecting them to the rest of the Triangle area. North Carolina Highway 54 along the neighborhood’s southern end links locals to UNC Chapel Hill’s campus to the east and downtown Durham, which sits 10 miles north. “When they built Highway 54, they built a tunnel so the cows could get home,” Rice says. “And the tunnel is still there.”
People can take Interstate 40 for 15 miles to Raleigh-Durham International Airport. The freeway is also convenient for those commuting to downtown Raleigh, roughly 25 miles away. "They have buses right across the street from Meadowmont Village,” Rice says. “A lot of people park on the edge of town, and then they take the city bus into UNC or wherever to work. The hospital and UNC are the biggest employers here." Medical offices are situated on the village's southern end, but UNC Medical Center is also close by, just 3.5 miles east. The neighborhood has a CAP Index crime score of 2 out of 10, lower than the national average of 4.
UNC is a 5 minute drive from Meadowmont.
Meadowmont’s convenience factor is boosted by accessibility to Highway 54 and Interstate 40.

Meadowmont Village emulates old town square
From banks to boutiques, Meadowmont Village serves all of Chapel Hill, but only Meadowmont residents live steps away. “I used to live right up the hill from Harris Teeter," Rice says. “So, I would walk my dog in a little basket, and then I'd tie her out in the front. Everybody in the whole neighborhood knew us. I would do my shopping and walk right back up.” The grocery store also has a Starbucks.
Cuisines in the shopping village run the gamut from small chains like Brixx Wood Fired Pizza and Craft Bar to upscale options, including Lime and Lemon Indian Grill and Bar. Bluebird is a French bistro with a menu featuring duck confit and Steak Frites. The restaurant has an open concept where diners can see into the kitchen. People may just sit at the bar and enjoy a drink from their extensive wine collection. It’s owned by Brandon Sharp, a Michelin-starred chef who is helping turn Chapel Hill into a food destination. He is also the name behind two other acclaimed Chapel Hill restaurants: Próximo and Hawthorne & Wood.
However, it’s not uncommon for shops and restaurants to come and go in Meadowmont. “There's been a lot of churn in the retail spaces in the Village Center,” Waldorf says. “And I think part of that is because of just the difficulties that retail faces nationally because of online shopping and other reasons.”
