Carolina Bay is a master-planned community that combines West Ashley’s best attributes: convenience, community and Lowcountry charm. The neighborhood is about 11 miles from downtown Charleston, making it an easy drive for date nights and weekend activities. Bon Secour St. Francis Hospital is nearby, making the neighborhood popular with doctors and other healthcare professionals. Young families are drawn to its quiet streets, and empty nesters are known to move a few blocks from their single-family homes into townhouses within the community. “What I like is that there is always someone outside walking or riding their bikes. It’s fantastic to see,” says Karen Rapchick, Realtor with Realty ONE Group Coastal who has lived here since its establishment in 2007.

Colonial Revival and Lowcountry-style homes are available

Carolina Bay comprises single-family detached homes, four townhome sections, an apartment complex and a senior living facility. The homes are primarily three to five bedrooms, and construction began in 2007 and continues in 2025. Architectural styles include New Traditional, Charleston Single and ranch-style homes. Prices range from around $500,000 to about $850,000, with some of the homes featuring 3,000 square feet of space or more. Townhouses with three or more bedrooms are also available, ranging from around $375,000 to almost $500,000. Carolina Bay is a natural gas community, with homes equipped with gas heating and water heaters. Many homes also have gas fireplaces, ranges and outdoor lanterns.

Carolina Bay Park and Bridgewater Dog Park are popular for outdoor recreation

Carolina Bay Park is the main green space and features a playground, benches and an open field shaded by tall trees. Bridgewater Dog Park also has open green space and a pond. Community pools are in the Essex, Cypress and Rice Field subdivisions. Unlike some master-planned communities, residents can use any of the pools and parks, according to Rapchick. “It doesn’t matter if you live in one of the less expensive townhomes or if you live in one of the elevated homes on the marshes; you can use any of the amenities.” Boaters launch their kayaks outside the neighborhood and explore the surrounding marshes and waterways.

Students attend schools encompassed by the Charleston County School District

The Charleston County School District offers school choice and encompasses 88 schools. The schools zoned for the neighborhood are Oakland Elementary, which rates an A-minus on Niche, C.E. Williams Middle and West Ashley High, both of which earn B ratings. C.E. Williams Middle is separated into two campuses; the north campus is for sixth graders, and the south campus is for seventh and eighth graders.

Annual and weekly events happen at Carolina Bay Park

The neighborhood hosts multiple events at Carolina Bay Park throughout the year, including celebrations for St. Patrick’s Day, Easter and Christmas. Residents also head to the park for Food Truck Fridays. “It’s a nice way for neighbors to come together on a weekly or almost weekly basis,” Rapchick says.

Interstate 526 and Charleston International Airport are nearby

Savannah Highway is just south of the neighborhood and travels to downtown Charleston. Interstate 526 is nearby and connects to Interstate 26, which travels throughout the state. Charleston International Airport is about 10 miles away.

Shopping at nearby Citadel Mall and dining at locally owned restaurant

While downtown Charleston’s buzzy dining scene is about 11 miles away, residents increasingly find they can stay in West Ashley for date night. “We’re getting more restaurants, including higher-end ones,” Rapchick says. Among them is 17 Prime, a local, laid-back steakhouse. Citadel Mall, about 5 miles away, offers small boutiques, Target and Planet Fitness. Citadel Stadium 16 is near the mall, where residents catch the latest blockbusters. Bon Secours St. Francis Hospital is the nearest medical center, about 3 miles away.
