Cordesville
Neighborhood in Charleston, South Carolina
Charleston County 29434, 29450, 29453, 29461
Empty wooded lots, spacious farmhouses and new construction
Two-lane highways like South Carolina Highway 41 snake through forests of tall eastern white pines in Cordesville, making homes feel secluded. Farmhouses, ranch-style houses and elevated coastal-style mansions sit on wooded lots ranging from one to 30 acres. Prices start around $300,000 and reach $500,000 for postwar ranch-style homes and humble farmhouses on one to five acres. New subdivisions with modern farmhouses and new traditional homes are being constructed in the south of Cordesville, closer to Mount Pleasant and the Charleston peninsula. These range from $500,000 to $900,000. Forested or clear-cut land is selling for between $50,000 and $100,000 an acre. At the top of the market, palatial coastal-style mansions on 10 or more acres and tear-down ranch-style homes on 25 or more acres are listing for $1.2 million and up.Hunting, fishing and Coonfest
Two vast natural areas overlap Cordesville and adjacent areas. Francis Marion National Forest extends across 260,000 acres of South Carolina’s muggy Lowcountry. Cordesville residents can fish for bass and catfish, traverse the 19-mile Jericho Horse Trail or launch a boat into the Intracoastal Waterway. Boggy Head Rifle Range is a popular place to prepare for hunting season. Bonneau Ferry Wildlife Management Area is 100 acres large with four lakes. Throughout Cordesville, plantations and other historical sites have been repurposed into parks. One of these reimagined sites, the Childsbury Towne Heritage Preserve, is home to a popular fishing pier on the Cooper River. At 60,000 acres, Lake Moultrie is the third-largest lake in South Carolina. The lake is just 8 miles west of the center of Cordesville and, in addition to fishing and boating, has beaches and a 27-mile scenic trail around the northern and eastern shores. Every summer, boaters head to Coon Island in the middle of the lake for Coonfest, a wild and watery weekend of music and play.Long bus rides to Berkley County Schools
The sparse population in Cordesville’s 50-mile radius allows one school district to cover the area, although the trip to school is likely shorter than the trip for groceries. Bonner Elementary School and Macedonia Middle School are in the northwest section of the neighborhood. Bonner received a B-minus from Niche, and Macedonia received a B. Macedonia Middle recently added a Z-space lab with top-of-line virtual reality technology. North of there is Timberland High School, which received a C-plus on Niche. Cainhoy Elementary School in the southeast of Cordesville received a C.A bit of a trek
As in most rural communities, Cordesville residents have longer commutes than those living closer to the city center. Frequent travelers may want to consider closer neighborhoods, as Cordesville is about 40 miles from Charleston International Airport.Few floods and little crime
Being inland, Cordesville isn’t at risk for heavy flooding like neighborhoods on the Charleston Peninsula. Humid summers and mild winters are the same here as in the rest of the state. According to the CAP Index, the area has a very low crime score of 2.Big box stores and Lowcountry fries
Those living in the western half of Cordesville have more options for shopping and dining than those in other sections of the neighborhood. Moncks Corner, which borders Cordesville on the west, is the county seat of Berkeley County and the largest town between Lake Moultrie and Bulls Bay. Moncks Corner has big box stores like Walmart and Big Lots and supermarkets like Piggly Wiggly and Food Lion. Chick-fil-A and Applebee’s are some of the more recognizable restaurants, but there are also unique local spots like Gilligan’s Seafood Restaurant and Bar, which serves freshly caught fish along the Cooper River. There are a couple of little breakfast joints and markets along SC-41 on the eastern side of Cordesville, but not much else.Exurbs have their benefits
However, as Carolina One Real Estate Realtor Jeannene Ondrasek points out, “The closer you are to Downtown, the more expensive things are, and the more flooding there is.” As new residents come, Charleston is sprawling outwards. Those looking for a true Lowcountry lifestyle should check out Cordesville.
