East Central offers walkability, trendy dining options, lower prices
East Central is an up-and-coming area of the Charleston peninsula, where cottages and condos are walkable to trendy Morrison Drive area breweries and restaurants. The coming-soon Lowcountry Lowline project will enhance the neighborhood’s walkability. Public transportation is available, and street parking isn’t as tricky here as it is to the south. While home prices are high – and rising – they’re relatively low compared to elsewhere on the peninsula.
Low-rise condos are common in East Central.

A mix of single- and multifamily housing, vintage and new builds
Vintage shotgun cottages, boxy rowhomes and low-rise condo and apartment complexes line narrow streets between commercial buildings, industrial areas and churches. “It’s definitely an up-and-coming area. Addison Street alone has some houses currently being built-slash-renovated that will be very large, million-dollar-plus homes,” says Realtor Miranda Widlowski of the Cassina Group, who has over a decade of experience.
Cottages with front porches line narrow streets throughout the neighborhood.
Homes here are closely spaced, and walkable to trendy restaurants.

East Central’s median sale price is lower than Charleston’s
The median sale price is just under $470,000, about $100,000 higher than Charleston’s median, but competitive compared to other parts of the peninsula. Prices for standalone single-family homes, townhomes and condos typically range from the low $300,000s to the low $500,000s. Renovated properties and duplexes can go for between the low $600,000s and $1.2 million. Most residents rent. “It’s a great opportunity to buy in this area now, because the prices are just going up,” Widlowski says.
What to know about street parking, walkability and transit access
Finding free street parking is not as difficult here as it is south of U.S. Route 17, known locally as the Crosstown. “It can get tough, especially with all the construction trucks recently. But a lot of the houses do have driveways – the new houses certainly do,” Widlowski says. Parking is also not as tricky because of the neighborhood’s walkability and easy access to public transportation. Charleston Area Regional Transportation Authority bus stops on Meeting Street and Morrison Drive are within two or three blocks of most homes.
Walkable to NoMo hotspots, like Edmund’s Original and Revelry Brewing
Trendy breweries and restaurants on Meeting Street and Morrison Drive are a short walk away. “People call it ‘NoMo,’ which is just slang for north Morrison. And there are some great restaurants in this area,” Widlowski says. She recommends:

Home Team BBQ, a barbecue and Southern comfort food spot
Lewis Barbecue, a Texas-style barbecue joint
Pelato, an Italian eatery
Widlowski also likes The Refinery, a live music venue and taproom about a mile away. “It’s a 27-minute walk, so it’s not that far if it’s nice out and you don’t want to drive home after a concert,” she says.

Simmons Playground, also known as Cool Blow Park, is in the heart of East Central. It has a playground and shaded benches, as well as a basketball court and an open field with bleachers. The Lowcountry Lowline is a planned project that will turn a nearby former rail corridor into a park-lined greenway through the city. “It’ll run kind of under Interstate 26, but the section called ‘The Parks’ will be here at Romney Street going down to Line Street,” Widlowski says, adding that locals are excited about the new public green spaces and enhanced walkability. “It’s a huge project, and it’ll really be really great for the neighborhood.”
Charleston County School District serves East Central
The highly rated Charleston County School District serves East Central. The system allows transfers by application. Students may attend Sanders-Clyde Elementary School, Simmons Pinckney Middle School and Burke High School, all of which receive average ratings. Public magnet and charter schools in the area include the highly rated James Simons Montessori School and the average-rated Julian Mitchell Elementary School. The American College of the Building Arts, a private liberal arts and sciences college, is within half a mile of most homes.
