A centuries-old West Ashley neighborhood with a story
The historic neighborhood of Maryville-Ashleyville lies along the Ashley River in St. Andrews Parish, blending postwar homes with proximity to marshes and tidal creeks. Established in 1885 when Mary Taft subdivided former plantation land into affordable lots for Black families, it became one of South Carolina’s earliest self-governed Black communities. The neighborhood is anchored by Mother Emanuel AME Church, a Gothic Revival landmark founded in 1816. Burned in 1822 after an unsuccessful slave revolt, rebuilt and tragically targeted again in a 2015 mass shooting, the church stands today as a community cornerstone and place of fellowship. "The neighborhood is only 5 miles from downtown Charleston and offers some of the lowest prices in the city," says local agent Katarina West with Realty One Group Coastal. "Typically people live out in more rural neighborhoods for lower priced homes, but this location keeps residents in the mix."
Carr Richardson Park offers great hiking trails for Maryville-Ashleyville locals.
Just outside of Maryville-Ashleyville, residents can find restaurants with great outdoor seating.

Historic homes at comparatively low prices
Homes here are clustered along either side of Highway 61 (the historic Ashley River Road), with streets branching off the main roadway. There are no sidewalks alongside compact 1940s and ‘50s cottages with concrete-block foundations, Craftsman bungalows with wide front porches and tapered columns. Scattered manufactured homes are set on permanent foundations. Several properties bordering marshlands offer screened porches and views of tidal creeks; 100-year-old oak trees frame certain parts of the neighborhood. Many properties blend historic bones with modern updates, such as replaced siding or expanded kitchens. Smaller two-bedroom homes needing repairs start around $250,000, while three-bedroom residences in original condition average $300,000. Renovated three- or four-bedroom homes list between $350,000 and $375,000.

Trails along the Ashley River's ecosystem
The 3-acre Carr-Richardson Park anchors the neighborhood as a waterfront space along the Ashley River. Once an illegal dumping site, this grassroots-driven project now features deep porches for gatherings, event spaces and an open-air pavilion framed by preserved live oaks. Its design prioritizes river views, with pathways running alongside the water and marsh ecosystems. The Ackerman Dog Park is also in the neighborhood, offering fenced, off-leash zones for large and small dogs, equipped with waste bags, water fountains and shaded seating. History buffs can peak into Charleston's past at the Charles Towne Landing State Historic Site, set two miles from the neighborhood. The site memorializes the permanent 1670 European settlement here — the first in South Carolina.
