The West Ashley neighborhood of Parkwood-Farmfield sits between the bustling districts of downtown Charleston and Avondale. This area blends suburban and downtown lifestyles, according to Nick Crane, owner of Cobblestone Properties with Realty One Group. "There are lots of families and kids in the yard and really friendly people," he says. "Charleston is super friendly as a whole, but West Ashley is especially friendly."
Midcentury homes on tree-lined streets
Midcentury architecture and moss-draped oak trees give this neighborhood a mature vibe. Ranch, Colonial and Cape Cod homes from the '50s and '60s are the predominant styles here. They've typically been updated over the years, while still retaining their character, Crane says. The $700,000 to $850,000 price range normally includes plenty of space, he adds. "They typically have larger yards, converted garages, pools — just a little more room to breathe," he says. Sprawling oak canopies cover the streets, houses and lawns. Properties on the south side may be susceptible to flooding from the bordering creek.
Charleston County schools earn high marks
The Charleston County School District offers above-average schools. St. Andrew's School of Math and Science earns an overall A and a No. 5 ranking on Niche's list of standout elementary schools in the area. The school's challenging curriculum incorporates STEM material in various subjects. Students can also attend the B-rated C.E. Williams Middle School and West Ashley High School. High school juniors and seniors can participate in paid apprenticeships through Trident Technical College's Workforce Academies. They include cybersecurity, healthcare, culinary arts and automotive technology.
Tennis center and city parks
This active community is home to the Charleston Tennis Center, open daily. The center offers 15 courts for casual play, lessons, novice tournaments and United States Tennis Association-rated leagues. Players may pay hourly fees or choose from seasonal or annual memberships. City parks are also located throughout the town. West Ashley Park is one of the area's largest, with sports facilities, a dog park, a playground, and a nature trail in the wooded wetlands.
Eclectic shopping and dining in Avondale
Avondale is West Ashley highlight and serves as the downtown area. It's home to specialty shops, wine and cheese bars, restaurants, distilleries and boutiques. Highfalutin Coffee serves espresso drinks and small breakfast bites, with a plant-lined outdoor patio. Shopping spaces are even closer to home with a Whole Foods Market in the neighborhood. Charleston's walkable shopping, dining and cultural center is about 5 miles east, with theaters, museums, andrestaurants. Local and luxury stores line King Street. City Market is much-visited artisan hub with vendor stalls spreading over four blocks, with indoor and outdoor sections.
Events both big and small in Charleston
Entertainment options range from dinnertime performances to major festivals across the Charleston area. Santi's Mexican restaurant is a favorite spot to celebrate Cinco de Mayo, featuring a live DJ and drink specials all day. Some of the area's largest events take place on the Charleston peninsula, including Spoleto Festival U.S.A., an award-winning art festival. Thespians, circus troupes, dancers, symphony orchestras, and big names in music perform at the area theaters, churches and parks.
Highways and buses lead to downtown Charleston
Parkwood-Farmfield residents mainly rely on cars. Some errands can be accomplished on foot, but narrow streets may pose a challenge for pedestrians. The West Ashley Greenway is a pedestrian-safe route passing through the neighborhood and stretching over 10 miles across town. U.S. Route 17 is a direct route to downtown Charleston, about 5 miles east. The Charleston Area Regional Transportation Authority also serves the area public bus routes downtown.
