Sandhurst is a quiet West Ashley suburb of single-family homes, just across the North Bridge from the Charleston Peninsula. The price range here is wide, with waterfront homes at the top. Residents are a short walk from the neighborhood park and a highly rated public charter school. They’re also a short drive from big employers, downtown Charleston and shopping and dining options in the Avondale area.

Single-family homes sell for a wide price range, based on water access
Colonial Revivals and ranch-style homes are common here. Many have attached garages and broad front lawns shaded with oaks and crepe myrtles. The median lot size is just under a quarter of an acre, and some waterfront homes have private docks. “One of the interesting things about this neighborhood is that there’s quite a bit of diversity in price points, because you have these waterfront homes here,” says Realtor Christopher Cunniffe of Engel & Volkers, who has over 20 years of experience. Inland homes typically sell for between the low and mid $500,000s, while homes close to the water range from the upper $900,000s to $1.4 million.

Properties close to the Ashley River have a higher flood risk
The Ashley River is prone to flooding, and the risk of high water and wind damage is higher during hurricane season. “Many of the properties right along the water are in a flood zone, but the majority of the neighborhood is actually relatively high,” Cunniffe says, adding that flood insurance isn’t required for most of the inland properties.
Downtown, Charleston International and Boeing are short drives away
“The big selling point for this neighborhood is that because it’s so close to the North Bridge, which connects to Interstate 26, you can very easily get to downtown Charleston or Boeing,” Cunniffe says. Boeing, a big regional employer, and Charleston International Airport are less than 10 miles away. So is downtown. And Cunniffe says the drives take about the same amount of time – 15 minutes – depending on traffic. “You’re more likely to have traffic on the U.S. Route 17 bridge that goes directly to downtown. North Bridge traffic is not so bad,” he says.
Kids can walk to the highly rated Orange Grove Charter School
Sandhurst is served by the highly rated Charleston County School District, which allows transfers by application. Orange Grove Charter School, a highly rated public elementary and middle school, is less than a mile from most homes. “That’s one of the draws to the neighborhood, because you can walk there. You do have to apply, but if you live in the neighborhood, you do get lottery priority,” Cunniffe says. Trinity Montessori School, a private pre-K through sixth-grade option, is also within a mile of most homes.
Parks and recreation options in and near Sandhurst
Mary Utsey/Orange Grove Playground has a baseball field, basketball goals and tennis courts, in addition to a playground with separate climbing structures for big and little kids, slides and swings. Northbridge Park, less than 2 miles away, has a fishing pier, a floating dock and a small beach where visitors can launch boats on the Ashley River. Charles Towne Landing, a state historic site, is a short drive from here as well. “That’s where the original European settlers landed. It’s a pretty large park, something a family might do on a weekend, but tourists go, too,” Cunniffe says. The park has several miles of trails, some along the marshes and others through English park-style gardens, as well as an interactive museum and a replica of a 17th-century ship.
Fishing and boating are popular pastimes.

Shopping and dining options on Sam Rittenberg Boulevard are a short drive away, or a short walk if you don’t mind crossing busy roads. At Ashley Landing mall, there’s a Publix, a gym, several banks and other businesses. Restaurants in that area include chains like Starbucks and local spots like Frothy Beard Brewing Company.
Cunniffe says locals also dine in the Avondale area, about 3 miles away. “Avondale is a quasi-urban district that’s the place to go for dining,” he says. Popular spots over there include:
