The West Ashley suburb of Shadowmoss offers a laid-back, family-friendly lifestyle. Competitively priced single- and multifamily homes are within a few blocks of a highly rated public elementary school and Shadowmoss Golf & Country Club, the neighborhood’s social hub. Grocery stores and restaurants are a short drive away, and commuting to downtown Charleston takes less than 30 minutes outside of rush hour.

A mix of condos, single-family and townhomes are available

Cottages, Colonial Revivals, New Traditionals and ranch-style homes line wide, gently curved streets with cul-de-sacs. Condos and townhomes are also available. Tall oaks and loblolly pines shade spacious backyards, and ornamental boxwoods and azaleas decorate neat front lawns. The Shadowmoss Plantation HOA maintains sidewalks and other shared amenities in some sections, including Turnberry Place, Ainsdale, Dunwoody and Middleborough.

“You’ve got new homes, but you also have homes in the back, where my parents live, that have been there for 40 years or so,” says Charleston native Ashley Dangerfield, broker and owner of Charleston Home Team. “The older homes were built in the ‘80s and ‘90s, not by a developer, so they’re not cookie-cutter,” says Realtor Laura Munn of Realty One Group Coastal, who lives nearby and has over a decade of experience. Munn adds that while newer homes tend to look more alike, they’re usually larger than the older ones.

What buyers can expect to pay for condos, single-family and townhomes

The median sale price is just over $495,000, lower than Charleston’s median of $575,000. Single-family and townhomes range from the upper $200,000s to the low $700,000s. Homes with more than 3,500 square feet and fairway views can sell for the mid-$800,000s. Condos typically start in the low $200,000s and rise to the mid-$600,000s, with units in the new construction Middleborough Condos at Shadowmoss community at the top end of the range. HOA fees vary, but aren’t usually more than $250 a month.

The Shadowmoss Golf & Country Club has an 18-hole golf course, a 25-meter outdoor pool and a recently renovated clubhouse. Membership is voluntary, separate from the community’s HOA fees and open to non-residents.

“It’s very family-oriented,” Munn says. “They do live music on Fridays in the summer, they do a July 4th golf cart parade, they do food trucks [and] I just saw an ad for a bourbon and cigar night,” Munn says. Dangerfield agrees. “All the ladies are playing Bunco, Mahjong and Left Right Center. You’ll see a lot of that at the clubhouse, but it also branches out into little groups at people’s homes.”

Bridge Pointe Ecological Park, part of the city’s effort to incorporate more natural spaces into the region, is at the back of the neighborhood and features a playground and a trail.

Less than 3 miles away, the fast-growing West Ashley Circle area has Harris Teeter, Walmart Supercenter and several chain restaurants, including Chick-fil-A and Shuckin’ Shack Oyster Bar. Closer to Shadowmoss, in the small shopping center by the corner of Bees Ferry and Ashley River roads, there’s a Lowes Foods and a few more restaurants. Charleston Coffee Exchange and Alvin Ord’s Sandwich Shop are popular locally owned spots.

Other popular eateries a short drive away include:

  • EGY Dough, an Egyptian eatery known for hand pies, roll pies and pizza pies
  • Cedar Creek Tavern, a laid-back pub that serves American fare, Tex-Mex and sushi

Easy commutes downtown depend on rush hour traffic and schools

Downtown Charleston and top employers in the Medical District, including the Medical University of South Carolina and the Ralph H. Johnson VA Medical Center, are just under 10 miles away. “[State Road] 61 is our main road, and it’s a scenic highway with one lane on each side, so it can get very congested. But outside rush hour, you can get downtown in 20 or 30 minutes, and it’s a nice, easy drive,” Munn says. She says schools affect traffic. “You can tell when they’re closed, because you can get everywhere so easily. It’s maddening! When the schools are open, it’s bad,” Munn says.

Students are served by highly rated Charleston County district schools

The highly rated Charleston County School District allows students to apply to schools outside their designated attendance zones. Shadowmoss students may attend Drayton Hall Elementary School, located in the neighborhood, C.E. Williams Middle School and West Ashley High School. All three are highly rated. “You could absolutely walk your kids to Drayton Hall,” Munn says, adding that most folks opt to drive or take golf carts instead.
