West Ashley is a sprawling suburban area west of the Ashley River, the peninsula and downtown Charleston . "West Ashley starts kind of squashed, and then as you go out, it starts to fan out—kind of like a piece of pie. It goes way out until you start seeing all that farmland," says Julie Nims, a Realtor with Red Door Property Group, referring to the area's east-to-west layout. The eastern section is considered inner West Ashley. A mix of neighborhood and home types, abundant retail and restaurants, extensive parks and highly rated schools make West Ashley a well-rounded part of Charleston.

Home options in West Ashley run the gamut. "Generally speaking, the closer into downtown you are, the more midcentury and ranch-style you're going to get," Nims says. "There are townhouses for sure. There are condos. There are really nice single-family detached multifloor ones and Charleston-style, where they have the double porches." Nims says that the farther west the location, the more likely it is that homes are bigger and have more land.
Single-family homes range from approximately $250,000 to $990,000, with size and condition as key factors. At $1 million to $2.2 million, square footage typically tops 3,000, lots may be sizable, and waterfront locations are prime. Townhouses and condos can range from about $150,000 to $500,000. Additionally, numerous apartment communities in West Ashley contribute to a significant population of renters.

History in Charleston, which was once known as Charles Towne
East of Old Towne Road, on the Ashley River, is the Charles Towne Landing State Historic Site, which features a museum, visitor center and gardens. The site commemorates the English settlement established in 1670. "They have all sorts of exhibits for colonial history in Charleston, hands-on exhibits, and a boat called the Adventure — a replica of a 17th-century sailing ship," says Cheryll Woods-Flowers, a Realtor with Coldwell Banker Realty. "Sometimes I'll go just to walk the grounds because they're absolutely beautiful—vistas and water views you just don't have in other places." Charles Towne Landing also has a native American ceremonial site, an African American cemetery and the Animal Forest, a 22-acre natural habitat area.
Plenty of parks to choose from, a greenway, a bikeway and events
West Ashley's recreational spaces include parks with playgrounds, athletics facilities and dog parks. "The parks are really great …. they get bigger and more extensive as you go," Nims says, referring to those farther west. Stono River County Park spans more than 85 acres, with forested trails and boardwalks through marshes. West Ashley Park has a playground, athletics fields and courts, a pavilion and picnic areas. The West Ashley Greenway stretches about 8 miles, and links to the West Ashley Bikeway, which is approximately 3 miles long. Park events in inner West Ashley include the West Ashley Family Festival, held in March at The School House, an event hall at Magnolia Park and Community Garden. Nearby is Ackerman Park, which hosts the West Ashley Farmers Market seasonally.

Shopping centers, malls, restaurants and grocery stores
Nims says West Ashley is "chock full of conveniences." There are commercial corridors with shopping centers, large malls and locally owned shops. Toast! All Day and Angel Oak Restaurant serve Southern specialties, while Zen Asian Fusion is known for sushi and other seafood dishes. Grocery stores include Whole Foods, Costco, Publix, Piggly Wiggly and El Molino, a Mexican supermarket. Citadel Mall has more than 100 businesses, with many more in store, as it's slated to become the larger mixed-use Citadel Mall Epic Center within several years.

Kids may attend well-regarded Charleston County District schools
The Charleston County School District serves the area and earns an A grade from Niche. Among the elementary schools zoned to West Ashley, A and B-plus grades are common. Zoned magnet C. E. Williams Middle School for Creative and Scientific Arts has a B rating. There are two campuses, with sixth graders at the north school and seventh and eighth graders at the south. West Ashley High School, which is rated B-plus, is well-known for sports, with 5A teams highly ranked within the South Carolina High School League. The district also has magnet and charter schools with open enrollment options.

A conveniently located medical complex in West Ashley
Nims says convenient access to medical facilities is another benefit of living in West Ashley. Bon Secours St. Francis Hospital, which has nearly 200 inpatient beds, is near the I-526 interchange. "It's a huge complex that people travel to," Nims says.
Roper Hospital is about 10 miles away.
I-526 gives Carolina Bay residents quick access to work, schools, shopping, and coastal day trips.

Residential streets, busy roads and bus service
Since West Ashley is spread out, it has diverse environments, from quiet, residential streets to busy roads with strip malls, to the nature spaces of the greenway and parks. Sidewalk availability varies, and some roads have bike lanes. The Charleston Area Regional Transportation Authority (CARTA) provides bus routes with service as far west as Bees Ferry Road. However, driving is the main form of transportation. Major roads include Interstate 526, state Route 7 and state Route 61/Ashley River Road. To the east, state Route 17/Savannah Highway becomes the Ashley River Memorial Bridge, connecting to the peninsula and downtown.
