Updated Colonial Revival and New Traditional homes

Brown Road’s single-family homes, primarily built between the 1990s and the 2010s, sit close together along cul-de-sac-capped streets. These well-maintained properties are mostly New Traditional and Colonial Revival in style, and feature updated interiors, two-car garages and spacious backyards. There are also ranch-style homes, as well as townhouses. Living space ranges from around 1,200 square feet to 3,400 square feet. This neighborhood is ideal for those seeking quiet streets and curb appeal. “My clients all comment on how green and well-kept the landscaping is throughout the area, making it a beautiful place to drive through on your commute or if you are running errands,” says Lindsay Patton, a Realtor with The Redbud Group.

Brown Road homes typically cost less than surrounding neighborhoods

Home prices in Brown Road start in the mid-$200,000s and can reach the upper $500,000s. Townhouses range from the lower $200,000s to the mid-$300,000s. The median sale price in the neighborhood is around $320,000, well below that of the surrounding neighborhoods of The Palisades, Steele Creek and Yorkshire. According to Vann Boger, a Realtor with the John Bolos Group at Keller Williams SouthPark, this makes Brown Road an attractive option for first-time homebuyers. “Once you get outside [the] 485 [loop], there’s so much opportunity,” Boger says. “It’s just more affordable for people, and that’s really nice to see.” Most subdivisions have monthly HOA fees ranging from under $20 to more than $200.

Highly rated schools with STEM and middle college programs

Charlotte-Mecklenburg Schools is a highly rated school district with magnet schools and specialty programs. Families can opt for their assigned schools or apply to a school of their choice through the district’s annual lottery. Several schools near Brown Road have high ratings, including:

Things to do and places to eat in Southwest Charlotte

“One of my favorite things about buying in Outer South Charlotte is that pretty much no matter where you buy, you are going to be conveniently located next to a variety of shops, restaurants and grocery stores,” Patton says. RiverGate, a large shopping mall featuring Target, The Home Depot, Marshalls and other familiar stores, is next to the neighborhood. Chain restaurants join regional favorites, such as Jim ‘N Nicks Community Bar-B-Q and Showmars, a Greek-American fast-food joint. The locally owned A Piece of Havana is known for its flavorful Cuban dishes and live music on Fridays and Saturdays. Area parks include the sprawling McDowell Nature Preserve, offering hiking, camping, and access to Lake Wylie, as well as Thomas McAlister Winget Park, featuring a playground and fields for soccer and baseball. Carowinds, an amusement park, is less than 5 miles away.

Brown Road is a car-dependent neighborhood with limited public transit

You’ll likely want to have a car if you move to Brown Road, though the neighborhood does have access to CATS bus stops and bike-friendly streets.

  • State Route 49 (South Tryon Street) and Interstates 77 and 485 are close by
  • The 13-mile commute to Uptown can take over an hour during peak traffic
