There are also rows of newly built townhouses with modern interiors. “Some of the most recent homes were built with ADUs, or accessory dwelling units. They’re attached or detached apartments that owners can rent out,” says Dempsey Miller, owner and broker of D Real Estate Company. Lot sizes vary, with some properties resting on about a tenth of an acre, and others on a third of an acre or more.

The median sale price here is around $625,000, significantly above Charlotte’s median and that of surrounding neighborhoods, such as Ponderosa-Wingate and Westerly Hills. But this is largely due to the new construction townhouses, which start in the lower $300,000s and can reach the mid-$600,000s. Detached homes rarely go on the market. Only one roughly 1,800-square-foot home was sold in recent years in the mid-$300,000s.

How a nonprofit helped spark new interest in Capitol Drive
Previously off-the-radar for many, Capitol Drive has attracted a lot of attention from buyers and investors in recent years thanks to the efforts of a local organization. “A nonprofit called Community Link set out to purchase some properties there to sell to veterans who were first-time homebuyers,” Miller says. “And once that got started, the idea of buying and developing properties over there kind of spread, as other investors saw that it was a good place to live.” Many are pleased with the direction the community is going in. “I think it’s great to see neighborhoods like Capitol Drive come to life and be affordable to people,” Miller says. “People take more pride in their homes when they’re the owners.”
