Amenity-filled planned subdivisions

Development in Davis Lake-Eastfield has been ongoing since the 1990s, meaning that this north Charlotte suburb has kept up with the times. Each subdivision has been designed with residents in mind, from sidewalk-lined streets to community amenities like its namesake lake. “It’s up-and-coming and very family-oriented,” says Sonia Kaur, a Charlotte-based Realtor with ERA Live Moore. “It’s not busy like the city. It’s really on the outskirts, about 20 or 25 minutes from Uptown. There’s also some solid school options in that area.” As outer Charlotte continues to expand, new homes are still being built. With a park at the heart of the neighborhood, shopping centers at either end and direct highway access to boot, Davis Lake-Eastfield’s quiet and connected community is gaining momentum with buyers.

Continued development means a variety of housing

Median home values here currently land around $410,000. Local Realtor of Allure Realty, Rhonda B. Lawrence, says, “You’re starting to see market appreciation in Davis Lake-Eastfield. In the last few months, we have seen an uptick in the average price point, and homes are approaching $500,000.” As Charlotte’s population increases, well-planned, amenity-rich suburbs like Davis Lake-Eastfield are getting noticed. Neatly planned housing divisions branch off Hucks Road, each taking on its own architectural personality. Some homes embody elements reminiscent of traditional Charlotte architecture with sturdy square columns and decorative timbering, giving the neighborhood a strong sense of place. Other subsites comprise two-story single-family homes on evenly plotted tidy lots with garages and front porches. Unique to Davis Lake-Eastfield, says Lawrence, “it’s an area where you will be able to buy a basement home, which is something that people who are relocating have an interest in.” Some lucky residents have lakeside properties, and most are within walking distance of a water body. Townhouses are also available and typically start at $225,000 for two bedrooms, while single-family homes are rarely priced below $300,000.
