A short drive from shopping hubs
Derita-Statesville is almost entirely residential and industrial, but retail and dining options are nearby. "The neighborhood puts everyone in a place where they're about 20 minutes from everything in town," says says local Realtor Cheri McNeal at Coldwell Banker Realty. "They can get to Northlake Mall, Uptown and Concord Mills without a problem." Each shopping and dining destination has a unique selection of name-brand retailers and restaurants. Maria's Grill on West Sugar Creek Road is the go-to spot for brunch. The locally owned family-style restaurant serves healthy portions of American classics. McNeal also recommends heading southwest to Camp North End in Druid Hills. The converted warehouse hosts shopping boutiques and local eateries with walk-up service. The edgy open-air market is a popular weekend stop for a bite to eat from one of its funky outposts. Derita residents can stop at the Food Lion on North Graham Street for grocery trips, and most will head east to the shopping centers sandwiched between I-85 and North Tryon Street for errands and retail shopping. Ikea, Walmart Supercenter and Home Depot, among other familiar retail chains, reside in this large area.1960s ranches and 2000s new builds
Construction and development during the middle of the century brought many split-level and ranch-style homes to Derita-Statesville. Set back on modest lawns that sweep out onto narrow streets, the homes range from $200,000 to $400,000. While the value and cost of homes have increased steadily in the past few years, they remain almost $200,000 less expensive than the Charlotte Metro average. A few clusters of new developments contribute to the increasing median price, currently $340,000. New traditional homes with cross-gabled roofs and large windows offer a turnkey move-in experience but less land than the more established homes of the area. Houses here sell fast, spending less time on the market than the national average. "We don't have a lot of inventory," McNeal says. "If it's on the market and priced right, it goes quickly." Just northwest is the 188-acre Ribbonwalk Nature Preserve. The park features wetlands, two ponds, a creek and opportunities to observe birds and butterfiles along trails through dense woods. The forested area opens to Nevin Park, which holds a large playground, baseball diamonds, soccer fields and an entire disc golf course. Residents can walk to the small playground and basketball court at Allen Hills Park for outdoor fun closer to home. Small creeks between the homes bring sounds of crickets and frogs but are prone to occasional flooding. Baptist, Presbyterian and non-denominational churches at the intersection of Sugar Creek Road and Graham Street are home to community events and gathering spaces. Charlotte is well-known for its wealth of magnet, charter and private schools. A highly rated district, Charlotte-Mecklenburg Schools is a big draw for homebuyers with children in Derita-Statesville. Kids can begin their education at Governors Village Lower Campus and Governors Village Upper Campus. These public STEM elementary and middle schools are rated a B-minus and C-plus, respectively, by Niche.com. From there, students may attend C-rated Julius L. Chambers High School, which has over 30 sports and after-school activities.Crime

Many of the community's streets have sidewalks under tall trees. Still, residents depend on cars for commuting to work. A 5-mile drive south on Graham Street leads directly into the bustling business district. Charlotte's CATS bus routes have several stops surrounding the neighborhood that locals can walk to. Charlotte Douglas International Airport is 10 miles west of the neighborhood, and the nearest hospitals are a mile southwest of the city center.
