Farm Pond

From older split-levels to renovated ranch-style homes
A large part of this neighborhood’s makeup is apartment complexes, but homebuyers will find a broad spectrum of residential architecture to choose from. Midcentury ranch-style and split-level homes are a few streets over from newer builds with contemporary Craftsman designs. Those who prefer tense clusters of trees to pristine suburban lawns will feel right at home here beneath the mature oaks and maples. List prices start at roughly $200,000 for a move-in-ready townhouse and climb into the mid-$300,000s for a renovated ranch-style home. New builds with four bedrooms and nearly 2,000 square feet tend to peak at around $400,000.Families cheer on Independence High’s football team
Farm Pond is zoned to Charlotte-Mecklenburg Schools, all of which are within a 15-minute drive of the neighborhood. Lawrence Orr Elementary scores a B-minus from Niche, while Albemarle Road Middle earns a C-plus. Independence High receives a B-plus and is known for its powerhouse football program that has produced numerous NFL players. In the 2023 season, the Independence High Patriots won against their rival, Butler High, in an upset at the state 4A quarterfinals. Parents who are interested in exploring alternate learning paths for their students will find several charter and private schools nearby, including Hickory Grove Chrisitan School. This private school has a complete K-12 curriculum and is a ministry of Hickory Grove Baptist Church, one of the largest churches in Charlotte, whose Harris Campus is located in the neighborhood.Take a walk in the neighborhood park or head north for a hike
Campell Creek winds through the neighborhood, lending a natural, forested feel to the otherwise suburban landscape. Campbell Creek Park is situated at the heart of the neighborhood, within walking distance of many homes. Wooded pathways wind in a circle around the park’s small, centralized green space that features a picnic shelter and playground. For more outdoor recreation, residents head to Reedy Creek Park to hit the dog park, test their arm on the disc golf course or explore miles of trails. This sprawling nature preserve is about 3 miles or 10 minutes north of the neighborhood. The Hickory Grove Library makes new residents feel at home
The local Hickory Grove Branch Library is a beloved neighborhood mainstay that provides activities for all ages, from kids’ story times to painting classes for creative adults. “The library isn’t just about books. We foster connections with our community,” says branch manager Viviette White. The library embraces the large immigrant community in east Charlotte with a robust world language collection that includes items in Spanish, Vietnamese, Chinese, French and more. It also promotes resources to help neighborhood newcomers settle into the area, including the nearby OurBRIDGE for Kids and the Simmons YMCA New American Welcome Center.A diverse smattering of cuisines close by
Errands are a breeze from either end of the neighborhood. To the north, residents shop at Food Lion and fill prescriptions at Charlotte Family Pharmacy. To the south, locals check off grocery list items from Aldi and mail packages at the local post office. There are plenty of fast food chains along the neighborhood’s bordering thoroughfares, but a diverse array of cuisines from local restaurants are also on the table. “This area has some of the best international restaurants and stores,” White adds. With Charlotte’s Honduran Consulate nearby, Central American flavors are well-represented at eateries such as Delicias Restaurante Latino and Antojitos Catrachos. Why Not Pizza and Teriyaki Express are other popular options for grabbing takeout on the way home.An expanded light rail line will run nearby
Uptown Charlotte is an 8-mile drive away along Albemarle Road, making for a roughly 20-minute daily commute. While this area is car-dependent, the Charlotte Area Transit System operates locate and express bus routes with several stops along the main roads. A proposed extension of the LYNX Gold Line light rail would stop 2 miles east of the neighborhood at the site of the former Eastland Mall, which the city has been eyeing for redevelopment. “That’ll help increase the value of the area and the neighborhood in the future. You’ll be able to get Uptown without having to drive,” says Calabrese.Crime
Farm Pond currently has a CAP Index crime score of 7 out of 10, higher than the national average of 4.
