Suburban living between Uptown and Matthews
There might not be any swamps in Marshbrooke, but the second half of this Charlotte suburb’s name holds true. McAlpine Creek marks the northern boundary of the neighborhood, linking up with the Campbell Creek Greenway, which ushers residents a mile south to the sprawling McAlpine Creek Park. The park boasts a fishing pond, a dog park and even more trails. Some residents might very well prefer this kind of a green space to a swamp anyway. Convenience is another great part of Marshbrooke’s appeal, and this neighborhood is situated right between Charlotte’s city center and the booming suburb of Matthews, and along a highway that connects to both no less. “It’s got close proximity to downtown Matthews and Uptown Charlotte,” says DJ Duncan, who has worked as real estate agent with Wilkinson ERA for 6 years. “It’s also got access to Independence Highway and I-84, and pretty good schools.” Butler High is one of them, which Niche ranks as the 10th best and 3rd most diverse public high school in Mecklenburg County.

Established homes and newer constructions
Homes range from established Colonial Revival and ranch-style dwellings from the 1980s and ‘90s to New Traditional builds constructed during the last 20 years. Streets tend to be wide enough to fit parked cars on both sides, and well-maintained sidewalks are typical of the neighborhood. Mature trees tower over homes and provide plenty of shade during the warmer months. This neighborhood gives residents plenty of elbow room, with lots usually falling between 5,000 square feet and half an acre. Detached homes tend to start around $315,000, though homes in need of a little love can go as low as $250,000. $425,000 is about as high as prices go. Two-and-three-bedroom townhouses also appear on the market for between $250,000 and $325,000.
