What types of homes and lot sizes you’ll find here

Within the various tree-shaded subdivisions of Marshbrooke, you’ll find a mix of single-family homes from the late 1950s through the early 2020s. The neighborhood’s original brick ranch-style homes rest on spacious lots that can stretch over half an acre. Cape Cods, Colonial Revivals, New Traditionals and recently built transitionals sit closer together on smaller lots of less than a third of an acre. There are also several townhouse communities, as well as the 55-plus Alpine Village.

A look at home prices and HOA fees in Marshbrooke

The neighborhood’s median sale price is around $340,000, well below Charlotte’s median. Townhouses range from the lower $200,000s to the lower $300,000s. Detached homes start in the lower $200,000s and can reach the mid-$500,000s. “[Marshbrooke is] excellent for investors who want to buy a rental, and for home buyers who would like that as an option in the future if they move,” Zboch says. You’ll find similar prices in the surrounding neighborhoods of Idlewild South, Marlwood and East Forest, but prices tend to be higher in the communities closer to SouthPark Mall, such as Stonehaven and Lansdowne. Some subdivisions within Marshbrooke have homeowners associations with monthly fees ranging from under $20 to more than $250, though in most cases, membership in the HOA is not required. “Most people love that it has a voluntary HOA and it's just managed by a neighbor instead of a property management company. So they have more freedom to do what they want with their lot and home,” says Heather Zboch, a Realtor with Southern Homes of the Carolinas.

Nearby public and private school options earn high marks

Marshbrooke is within the Charlotte-Mecklenburg Schools system. Highly rated schools serve the neighborhood, including Crown Point Elementary School, Mint Hill Middle School and David W. Butler High School. All three schools are within 5 miles of the neighborhood. Students can also apply to a magnet school of their choice through the district’s annual Program Choice Lottery. Additionally, several highly rated private schools are nearby, such as Charlotte Christian School and Carmel Christian School.

Commuters have easy access to U.S. Route 74 and Interstate 485

The neighborhood’s location off U.S. Route 74, also known as East Independence Boulevard, makes commutes into the heart of Charlotte or downtown Matthews straightforward. Route 74 also leads to Interstate 485, which loops around the city. Major job centers include:

  • Uptown, which is about 9 miles away, or 15 to 25 minutes
  • SouthPark, which is about 9 miles away, or 15 to 30 minutes
  • University City, which is less than 13 miles away, or 20 to 40 minutes
  • Ballantyne, which is about 17 miles away, or 22 to 35 minutes

Shopping and dining in southeast Charlotte and downtown Matthews

Marshbrooke is home to the Mintworth Village shopping center, where you can pick up groceries at Harris Teeter and enjoy Italian cuisine from Angela’s. There are many more shopping centers to explore nearby off U.S. Route 74 and Monroe Road. “[Marshbrooke] is minutes from a lot of stores like Costco, Aldi, Lowe's, Home Depot and a local farmers market,” says Zboch, who adds that Cotswold Village, featuring more than 30 retailers, is a short drive away. There’s also plenty to do in downtown Matthews, less than 5 miles away. “Downtown Matthews continues to attract more restaurants and bars and holds frequent community events and festivals that provide entertainment for the whole family,” says Lindsay Patton, a Realtor with The Redbud Group.
