Like other South Charlotte neighborhoods, Lansdowne’s housing landscape is slowly shifting, as its original ranch-style homes and split-levels are being completely remodeled or replaced with larger, modern transitional designs. “They have a mix of brick homes, as well as that community feel. But they also have a lot of renovated custom properties because it’s close to SouthPark, a luxury shopping and dining area, and it’s very close to The Arboretum, another huge shopping area,” says Bre Gaither, the owner of BG Luxe Realty. Some tract-style subdivisions offer specific options like New Traditional or Craftsman. If you’re looking for less maintenance, there are a variety of townhouses and condos, from recently updated units built in the 1970s to brand-new luxury builds.

The neighborhood’s median sale price is more than double Charlotte ’s median at nearly $1.2 million, but is on par with similar South Charlotte neighborhoods, such as Providence Park and Montibello, which have median prices of around $1 million and $1.4 million, respectively. Lansdowne has a community association, HOAs and CC&Rs

The voluntaryLansdowne Civic League supports the community, organizing social events and maintaining neighborhood aesthetics through its annual membership fee of $75. Driving along the wide, tree-shaded streets here, you’ll notice homeowners take pride in their landscaping. So much so, the league runs a Yard of the Month event from March through October to recognize standout lawns. Potential buyers should note that some subdivisions have HOAs, and there are four active covenants, conditions and restrictions (CC&Rs) in Lansdowne, so exterior changes are strictly regulated in some areas.
