Why homebuyers want the Lansdowne lifestyle
Lansdowne offers that classic South Charlotte feel with quiet, tree-lined streets, well-kept homes and everyday conveniences just a short drive away. Housing options range widely, whether you’re looking for midcentury charm or sleek, modern construction, and prices reflect the neighborhood’s desirability. Highly rated public and private schools are a big draw, as is the wealth of nearby amenities, from SouthPark Mall to popular parks and sports clubs. Commutes to Uptown are made easier with direct access to Providence Road, and a voluntary community association fosters neighborhood pride.

Single-family homes and condos from the 1960s through today
Like other South Charlotte neighborhoods, Lansdowne’s housing landscape is slowly shifting, as its original ranch-style homes and split-levels are being completely remodeled or replaced with larger, modern transitional designs. “They have a mix of brick homes, as well as that community feel. But they also have a lot of renovated custom properties because it’s close to SouthPark, a luxury shopping and dining area, and it’s very close to The Arboretum, another huge shopping area,” says Bre Gaither, the owner of BG Luxe Realty. Some tract-style subdivisions offer specific options like New Traditional or Craftsman. If you’re looking for less maintenance, there are a variety of townhouses and condos, from recently updated units built in the 1970s to brand-new luxury builds.

Here’s how home prices in Lansdowne break down by housing type:
Most condos fall between the upper $100,000s and the lower $200,000s.
Townhouses range from the lower $400,000s to more than $1.5 million.
Detached homes start in the upper $500,000s and can reach nearly $4 million.
Highly rated public and private schools serve Lansdowne
Lansdowne’s public school assignments include Lansdowne Elementary School, McClintock Middle School and the highly rated East Mecklenburg High School. Charlotte-Mecklenburg Schools allows students to apply to a magnet school of their choice through the district’s annual Program Choice Lottery. There are also a handful of highly rated private schools in this area, including Providence Day School and Charlotte Jewish Day School, both in the neighborhood, and Charlotte Christian School and Charlotte Preparatory School in neighboring Stonehaven.

Where residents hike, bike and play sports close to home
Parks and sports clubs offer plenty of ways to enjoy the outdoors and stay active. Families like to visit James Boyce Park for its playground, ballfields and hiking trails. You can bike, run or walk along the McAlpine Creek Greenway, which connects to McAlpine Creek Park in East Forest, where you can go fishing or let your dogs run around the fenced dog park. Lansdowne is home to the Sandra and Leon Levine Jewish Community Center, the Russell Tennis Center, the Charlotte Squash Club and Cheer Athletics Charlotte. Lansdowne residents can quickly hop onto major commuter routes, such as Providence Road or East Independence Boulevard (U.S. Route 74), to reach job hubs around Charlotte. Common destinations include:
SouthPark, which is less than 4 miles away (or 10 to 15 minutes)
Matthews, which is around 5 miles away (or 10 to 15 minutes)
Uptown, which is less than 8 miles away (or 15 to 35 minutes)

Lansdowne has a community association, HOAs and CC&Rs
The voluntaryLansdowne Civic League supports the community, organizing social events and maintaining neighborhood aesthetics through its annual membership fee of $75. Driving along the wide, tree-shaded streets here, you’ll notice homeowners take pride in their landscaping. So much so, the league runs a Yard of the Month event from March through October to recognize standout lawns. Potential buyers should note that some subdivisions have HOAs, and there are four active covenants, conditions and restrictions (CC&Rs) in Lansdowne, so exterior changes are strictly regulated in some areas.
