Some homes date back to the 1960s, but new construction is common. “A lot of what you’re seeing is teardown rebuilds and complete gutting,” says Sarah Rutkowski, a Realtor with Re/Max Executive. Here, smaller ranch-style homes, Cape Cods and contemporary designs sit alongside larger Colonial Revivals, Tudor Revivals and New Traditional homes. Spacious and meticulously manicured front lawns enhance the curb appeal, along with curving driveways that connect to the neighborhood’s wide, tree-lined streets, where residents can walk the dog or go for a bike ride. "It’s a beautiful place to drive through," says Lindsay Patton, a longtime South Charlotte resident and a Realtor with The Redbud Group. Some properties have golf course views, and lots often exceed half an acre. There are also townhouse and condo communities.

How much you’ll pay for a stately Montibello home
Home prices start at the lower $700,000s and can climb into the multimillions. The median sale price is $1.4 million, significantly above Charlotte ’s median, as well as that of the adjacent neighborhoods of Carmel, Olde Providence and Olde Providence South. However, that figure is on par with neighboring Mountainbrook. Townhouses and condos rarely go on the market in Montibello. Three townhouses were sold in 2025, ranging from the lower $700,000s for nearly 2,700 square feet to nearly $1.4 million for around 3,500 square feet. There are no recent condo sales.

The exclusive club offers its members access to two 18-hole golf courses, multiple tennis courts, a resort-style pool complex and a fitness center. The sprawling clubhouse serves as the setting for dinners, social events and intimate gatherings. Olde Providence Racquet Club is also in the neighborhood. Carmel Road Park and William R. Davie Park are nearby public green spaces with sports facilities and playgrounds.
Another draw for Montibello is SouthPark. The high-end mall, home to more than 150 name-brand and designer retailers, is less than 4 miles away. “SouthPark mall has tons of fine dining, to just your local little spots and cute wine bars,” Rutkowski says. “It’s fun to meet people [there] and catch up with your friends.” Olde Towne Village shopping center is less than a mile away and features Harris Teeter, CVS Pharmacy and local restaurants, such as Hawthorne’s New York Pizza and Charbar No. 7, a local chain known for its gourmet burgers and sweet potato tots.
