Why homebuyers want the Carmel lifestyle

Carmel in South Charlotte offers a polished, residential feel and the ease of suburban living. Single-family homes and condos, ranging from entry-level to luxury, rest on large lots close to shops, restaurants and recreation. Commutes to Uptown can take nearly an hour with traffic, but buyers are drawn here for the highly rated public and private schools and proximity to SouthPark, Ballantyne and Pineville.

Stately single-family homes and condos with well-kept landscaping

Carmel’s single-family homes line quiet roads that branch off the neighborhood’s main thoroughfare. Home styles range widely, from ranch-style dwellings, split-levels and contemporary designs to Cape Cods, Colonial Revivals and New Traditionals. There are also stately custom mansions, townhouses and condos. Lots are typically over a third of an acre and meticulously landscaped. “My clients comment on how green and well-kept the landscaping is throughout the area, making it a beautiful place to drive through on your commute or if you are running errands,” says Lindsay Patton, a Realtor with The Redbud Group at Keller Williams SouthPark.

Homes here typically cost more than the Charlotte median

The neighborhood’s median sale price is around $650,000, significantly above Charlotte ’s, which hovers around $430,000. “The values of homes in Carmel have continued to rise and are often sold pretty quickly,” Patton says. Here’s how prices break down by home type:

  • Townhouses start in the mid-$400,000s and can reach the mid-$600,000s.
  • Detached homes range from the upper $300,000s to more than $2.7 million.
  • Condos don’t go on the market often. Only one 3,000-square-foot unit was sold recently for more than $1 million.

Families can choose from highly rated public and private schools

Where you can shop and dine along Pineville-Matthews Road

“One of my favorite things about buying in Carmel is that pretty much no matter where you buy, you are going to be conveniently located next to a variety of shops, restaurants, and grocery stores,” Patton says. Shopping centers line Pineville-Matthews Road, where you can pick up groceries from Publix or shop at an array of national retailers, such as Lowe’s Home Improvement, Burlington and Pet Supplies Plus. There are many local restaurants to choose from. Residents stop in at Amélie’s French Bakery & Café for a pastry or grab a table at The Rusty Onion to dig into a fully customizable personal pizza. OpenTap is a favorite for craft beer with a wall of self-pour taps and plenty of outdoor seating. More shopping and dining options are a short drive away at SouthPark Mall in Barclay Downs and Carolina Place Mall in Pineville.
