Historic Beatties Ford Road neighborhood near Uptown Charlotte
Oaklawn is a historic neighborhood along the Beatties Ford Road corridor that’s been largely preserved, even as Charlotte has grown up around it. Originally built by and for Black residents during segregation more than a century ago, it sits just a short hop from Uptown and still feels rooted in that history, even with pockets of new construction and a slower, more careful pace of development.
Oaklawn is just a couple of miles from all Uptown Charlotte brings to the table.

Mix of midcentury homes, new construction and townhomes
Oaklawn mixes long-time homes with a wave of newer builds, so the streets can shift from small midcentury houses to boxy, modern designs in just a few blocks. Most of the neighborhood is single-family, with older ranch-style homes, bungalows and the occasional Tudor Revival sitting alongside recently built two-story contemporary homes and modern townhomes. Smaller houses under 1,000 square feet can still trade in the low-$200,000s, while renovated, larger homes more often land in the mid- to low-$500,000s, and roughly half of residents rent rather than own. “I’ve built and sold 12 homes in the area,” says Daniel Tart, an agent with Costello Real Estate & Investments. “It’s making a slow transition — homes are being bought, renovated, and vacant lots are getting developed. It’s been a gradual process, but the change is steady and noticeable.”

Magnet, language immersion and neighborhood public schools
Oaklawn is served by Charlotte Mecklenburg Schools, which offers families several school choice options, including magnet programs filled by lottery, limited open enrollment within the district and reassignment transfers when approved. Nearby schools include Bruns Avenue Elementary, Ranson Middle and West Charlotte High, often called “DubC.” Oaklawn Language Academy serves students from kindergarten through eighth grade with a Spanish immersion magnet program, splitting instructional time between English and Spanish so kids build strong literacy skills in both languages.
Students have the option to attend West Charlotte High.
Ranson Middle School is the usual choice for the kids of Oaklawn.

Neighborhood park, historic cemetery and community art
Many of Oaklawn's common areas are outdoors. "It's a family-friendly neighborhood where you're going to socialize with your neighbors," says Katrina Williams, Realtor at Coldwell Banker Realty. Waddell Park is the neighborhood’s main hangout, a big stretch of grass and ball fields tucked behind a white picket fence where neighbors meet up for cookouts, playdates and weekend games. The park wraps around Oaklawn Cemetery, a historic burial ground with a stately early 1900s mausoleum and rows of old trees that give the surrounding streets a quiet, reflective feel. Along Mulberry Avenue, a colorful mural by local artist Nico Amortegui shows a West African Sankofa bird in front of the mausoleum, weaving together nature and history in a design shaped by resident input and local pride.

Charlotte’s bus system runs up and down the corridor, and the planned Gold Line extension is expected to add a light-rail stop closer to the neighborhood; for now, the nearest stop is about a mile south at Johnson C. Smith University.
