Convenience to Uptown draws in lifelong residents
Oaklawn, also known as Oaklawn Park, is a rapidly evolving suburb among the many transitioning neighborhoods off Beatties Ford Road, a central connecting corridor between Charlotte’s historically African American communities. “It’s a pretty popular area because of the proximity to Uptown. You’re also close to Camp North End, which is very, very cool. It’s definitely one of the hotspots,” says Briley Burris, a broker with Briley Burris Realty. She adds that this area is unique for its history — Oaklawn is considered one of the city’s best-preserved neighborhoods from the post-World War II era, known for its scenic cemetery and grand mausoleum. In 2020, residents petitioned the city to designate Oaklawn as a historic district to protect the area from gentrification, which threatened to push out lifelong residents with pricy new constructions. Although new homes are still popping up here and there, the rate of development in Oaklawn has slowed, ensuring that the neighborhood remains true to its roots.

Midcentury character defines Oaklawn’s residential streets. Ranch-style homes, bungalows and the occasional Tudor Revival cottage line the maple-shaded sidewalks. A handful of new and renovated properties put a modern spin on classic home styles such as Craftsman and American Foursquare. Although this area is almost entirely made up of single-family homes, about half of residents rent. The median sale price hovers around $270,000, though petite houses with less than 1,000 square feet can sell beneath the $200,000 mark. Many of Oaklawn's common areas are outdoors. "It's a family-friendly neighborhood where you're going to socialize with your neighbors," says Katrina Williams, Realtor at Coldwell Banker Realty. Groups gather for cookouts and playdates at Waddell Park, a large spread of greenspace and ball fields behind a picket fence. The park curves around Oaklawn Cemetery, a historic cemetery with a stately mausoleum dating back to the beginning of the 20th century. The burying ground is shaded by rows of old-growth trees, lending the surrounding neighborhood streets a quiet, reverent feel. Along Mulberry Avenue is a mural installed by local artist Nico Amortegui that depicts a West African Sankofa bird in front of the cemetery’s iconic mausoleum. Designed with residents' input, the symbols of nature and history in the mural reflect what locals love about their community.

Dining and attractions close to home
Longtime local restaurants line Beatties Ford Road. Original Chicken and Ribs has been famous for its Fat Boy burger since 1952, while Zizi’s Vegan Kitchen is the go-to for plant-based takes on familiar favorites such as Philly cheesesteak. To the south, Mama Gee’s is known for its hefty trays of authentic Ghanaian fare. About a mile north, locals swing by Archive CLT for a coffee to fuel up before checking off grocery list items at Food Lion. A local school centers language learning
Bruns Avenue Elementary and Ranson Middle both score a C from Niche and are part of Charlotte-Mecklenburg Schools. West Charlotte High, locally called “DubC,” earns a C-minus. Some neighborhood families send their kids to Oaklawn Language Academy from kindergarten through the eighth grade. The school’s magnet language immersion program splits learning time between English and Spanish to ensure student literacy in both languages.

Nestled into the curve where Interstates 77 and 277 meet, Oaklawn is a quick 2.5-mile drive from Uptown, with a direct route into Center City from Beatties Ford Road. "The proximity to major highways and Uptown is a major draw here," Williams adds. Charlotte Area Transit System buses run along Beatties Ford Road, and a planned extension of the LYNX Gold Line light rail is set to connect the corridor directly to Uptown. Currently, the nearest stop is a mile south at Johnson C. Smith University for car-free trips into the city.
