A wide range of home styles and lot sizes

A sprawling network of subdivisions built from the 1980s onward, Provincetowne has an array of home styles, from ranch-style homes and Cape Cods to Colonial Revivals and Craftsman-style transitionals. Some communities are designed to look like historic urban neighborhoods with modern takes on American Foursquares and Charleston-style homes sitting close together on lots of about a tenth of an acre. Others feature large custom designs on lots of around a third of an acre. If you’re looking for less maintenance, there are a variety of older and newer townhouses.

Home prices that entice first-time buyers and luxury buyers

Home prices here have been steadily rising. "I suggest getting into the South Charlotte market while you still can," says Lindsay Patton, a Realtor with The Redbud Group. Provincetowne’s median sale price is around $650,000, significantly above Charlotte's but lower than Ballantyne's. Detached homes start in the mid-$300,000s and can reach nearly $2 million. Townhouses range from the lower $300,000s to the upper $700,000s. Some subdivisions have HOAs with monthly fees ranging from around $50 to more than $150.

Students can go to top-rated public schools

The neighborhood’s assigned public schools include Hawk Ridge Elementary School, Community House Middle School and Ardrey Kell High School, all of which are highly rated. Charlotte-Mecklenburg Schools has an annual Program Choice Lottery for students interested in applying to magnet schools and specialty programs.

It’s easy to run errands here or enjoy an evening out with Blakeney Town Center in the neighborhood. The outdoor mall has national retailers and name-brand stores, including Target, Old Navy, Lululemon and White House Black Market, as well as high-end boutiques. It’s also a destination for dining with a mix of familiar chain restaurants and local spots, such as Pio Pio Chicken, a favorite for Peruvian cuisine, and 131 MAIN, known for its elevated New American fare. Kids can enjoy the mall’s playground and splash pad, and the Sounds of Summer concert series fills Fountain Plaza with live music every Saturday evening in June. There’s plenty more to do in Ballantyne, from concerts at TD Amp Ballantyne to shopping and dining at The Bowl at Ballantyne. "Many festivals and events are hosted in Ballantyne's Backyard. They have plenty of food trucks parked there daily," Patton says.

Fairly conservative area. Residents aren't overtly friendly. Lacks diversity, culture, art, and character. It's a pretty boring place. And the traffic is terrible. However, it is nice to be close to several mainstays like grocery stores and target.
