Just 2 miles from Uptown Charlotte, Seversville is sought out for its location. The community is surrounded by trendy local dining establishments and bisected by a public greenway. “The best word to describe the neighborhood is energetic, and in the last few years, a lot of new people have been moving in,” says Realtor Dana Galli, who sells homes in the area with Corcoran HM Properties. Work commuters often bike to Uptown Charlotte, where companies like Duke Energy, Honeywell and Wells Fargo are headquartered. On a stroll to the area’s coffee shops and lunch spots, colorful murals and sculptures depicting musical and cultural icons grace the walls of area businesses. “It's got some artsy elements to it; the area has embraced creative displays in the community,” says Josh Dilmaghani, owner of White Stag Realty.

Renovated single-family homes and new townhouses
The shaded streets of Seversville are characterized by turn-of-the-century to mid-century homes and newly developed townhomes. “A lot of development has happened in the last decade – modern to neo-modern construction and renovation can be found in abundance in the area,” Dilmaghani says. “There's also been a lot in the way of new construction area in the last two years specifically.” Three- to four-bedroom Craftsman homes built in the late 2010s range from $800,000 to $900,000. Two- to three-bedroom bungalows tend to be older and in need of renovations. They start at $319,000 and go as high as $425,000. “Like most of the county, especially Charlotte, Seversville home prices have skyrocketed in the past decade,” Galli says. “A lot of homes are being renovated or torn down and rebuilt.” Most townhouses have been built within the last five years and are between $473,000 and $945,000.

Station West is a mixed-use community on the neighborhood’s west side. The community’s commercial space is home to Platform Coffee + Kitchen and The Batch House bakery. Where Tuckaseegee and Berry Hill Roads meet, Charlotte, Lulu’s Express is a popular lunch and dinner spot for its Maryland-style crab cakes and macaroni and cheese. There are many more shops and restaurants just outside of the neighborhood. “Azul Tacos and Beer is probably my number one — Mexican food, excellent drink selection, fun atmosphere and fun prices,” Dilmaghani says. “Pinky's Westside Grill is also a must. The Asian Pork Burger with waffle fries might be the perfect meal.” Grocery store options, including Aldi, are also close by.

Getting active outside at Seversville Park
Seversville Park is the largest green space in the area and is located in the center of the community. The 11 acres are home to a playground, water fountain and picnic shelter. The park is the entrance of Stewart Creek Greenway and connects Uptown, Frazier Park and Ray’s Splash Planet — the largest water park in Charlotte. To the north of State Street, Martin Luther King Park has tennis & basketball courts and an ultimate frisbee course. “You're also close to the US National Whitewater Center, which is the largest man-made circulating river in the world,” Dilmaghani says. "It has hiking trails and a tree-top ropes course.”

“There are monthly events around the community,” Dilmaghani says. “Following the Seversville Facebook page is probably the best way to keep up on events around the area.” Five Points Plaza is a public space for various activities, including Savory Saturday. The monthly brunch event is free of charge and allows neighbors to socialize. Tuckaseegee Arboretum & Gardens and Seversville Park will occasionally host events like movie nights and picnics in the park.

Both Bruns Avenue Academy and Ranson Middle receive a C grade on Niche. West Charlotte High earns a C-minus. The high school was established in 1938 and is one of the oldest public schools in Charlotte-Mecklenburg. It has a proud history as a successful example of desegregation in the 1970s. Students moved into a new 100-classroom, three-story building in 2022. In addition to AP and IB classes, West Charlotte High offers army JOTC, cosmetology and culinary programs. Students of all grades can enter a lottery to transfer to magnet schools within Charlotte-Mecklenburg Schools. Johnson C. Smith University, a private historically Black school, is on the neighborhood’s northeastern border. The community hosts annual student and alumni events including homecoming festivities.

Residents can drive 7 miles via Interstate 85 to Charlotte Douglas International Airport.
