Vintage and new homes, usually priced below Charlotte’s median
Thomasboro-Hoskins’ residential areas greet visitors with old-growth trees. Parcels average in size close to a quarter of an acre. Vintage and midcentury cottages with less than 1,000 square feet of space start around $150,000. New Traditional builds constructed in the 2020s with a little more room start go for around $300,000. Between these two styles and prices, buyers will find a mix of bungalows and brick ranch-style homes. Condo units can be found at Hoskins Mill, a former cotton mill built in 1903. Most sell for around $190,000. This makes for a median home price of around $250,000, which is inexpensive for Charlotte. “You’re still within the city but have entry-level prices. Most other opportunities that first-time homebuyers have are outside of Charlotte,” Borgese says. At the same time, Borgese notes that new constructions have brought up the value of properties in the neighborhood, as well as increasing inventory, so now might be a good time to buy.Outdoor fun for residents of all abilities
Eva B. Barber Park fills up with dog walkers and cyclists. The common area’s green space has an expansive community garden and a small playground for kids. Athletes love playing recreation basketball and other sports at Tuckaseegee Recreation Center. The center is also a hotbed of activities for kids and seniors, such as art classes and a walking club. For more of an adrenaline rush, locals might visit the US National Whitewater Center. Adventure-seekers can take on splashing rapids in kayaks and rafts, scale rock climbing walls and zoom down ziplines, among other activities.Thomasboro-Hoskins students are set for college

West Charlotte High earns a C-minus from Niche. Students can dually enroll in courses at Central Piedmont Community College.Events that bring neighbors together
A Brighter Day Outreach organizes community events and activities such as an annual Historic Hoskins Parade, a Mother’s Day celebration and a neighborhood clean-up. The group also offers one-on-one mentoring for youths, homework assistance, financial education programs and more. Residents are also close to Uptown’s many sports stadiums like the Bank of America Stadium, home of the Carolina Panthers NFL team.Thomasboro-Hoskins is well-connected to the rest of Charlotte

Uptown is about 4 miles to the southeast, which comes to a 10-minute drive, though rush hour can make for a longer commute. It’s a 6-mile drive to Charlotte Douglas International Airport. Residents are well-served by buses, with Charlotte Area Transit System lines 2 and 18 rolling through the neighborhood’s interior.Mainstay restaurants and nearby shopping
The list of restaurants that locals enjoy is only growing. “We have new restaurants and businesses coming into the area monthly,” Borgese says. Mr. 3’s Crab Pot is a thriving neighborhood hole-in-the-wall, famous for their seasoned seafood. This eatery took home the “best entrée” award during the 2022 Taste of Charlotte Festival. Stockyard Restaurant is another mainstay, a diner-style venue which serves up hearty breakfasts and Southern comfort food. A Family Dollar is centrally located in the neighborhood for quick shopping trips. Otherwise, locals can head down to Freedom Village Shopping Center. Stores there include Compare Foods Supermarket, Carolina Value Thrift and Citi Trends, a retail store. Borgese highlights the neighborhood’s proximity to Uptown and South End, where residents can find even more shopping and dining, along with breweries and a vibrant nightlife.Moving the community forward
Thomasboro-Hoskins scores an overall 8 out of 10 on the CAP Index. But many residents are doing their part to ensure their neighbors are free from want or worry.
