From older ranch-style homes to brand-new builds
West Sugar Creek is a collection of subdivisions that were developed between the 1990s and today. A mix of ranch-style homes, two-story traditional, transitional and newly built properties rest along wide streets. Modestly landscaped lots slightly over 1/10 acre are framed by concrete sidewalks and driveways. Homes often feature attached garages, vinyl or brick siding and small covered front porches. “Most of the people buying older homes in West Sugar Creek tear them down and build new ones,” says Andrew Shearer, owner of Shearer Realty, founded in 2006. “In the last three years, home prices have gone up 20% to 30%.” Single-family homes typically cost between $250,000 and $500,000. Newly built homes, like those in the new Griffith Lakes subdivision, start at $500,000 and can top $750,000. To-be-built properties are listing upwards of $900,000. Townhouses are also available, listing from $250,000 for an older two-bedroom unit to $450,000 for a three-bedroom built in the last year. Potential buyers should note that homeowners associations control some subdivisions with monthly fees ranging from under $100 to more than $300.Bocce ball players visit Nevin Community Park
Two large parks are less than 3 miles away. Nevin Community Park features a variety of amenities, from bocce ball courts and a disc golf course to several playgrounds, a seasonal splashpad and fields for baseball and soccer. Pickleball is the big to-do at Clarks Creek Community Park, which also offers a dog park and a storybook walking trail. Untouched nature is found at Ribbonwalk Nature Preserve, where hikers can spot butterflies and birds fluttering around a beech tree grove. The West Terminus of the Mallard Creek Greenway sits just east of the neighborhood, offering miles of forested paved paths for biking, walking and running. Two public school pipelines are possible in West Sugar Creek. Many homes are zoned for David Cox Road Elementary, which sits in the neighborhood just north of State Route 24. The school receives a C rating from Niche and practices Positive Behavioral Interventions and Supports, a system that aims to reduce unwanted behaviors in students. A giant spirit rock greets students arriving at Ridge Road Middle. The school earns a C-plus and has a passionate PTSA that organizes fundraisers and events, such as the annual Cookie Rodeo, which celebrates school staff each December. Mallard Creek High gets a B. The three-story majority-minority school features a central courtyard brightened by a red and blue checkered pathway. It launched an Advanced Placement Capstone program in 2017. West Sugar Creek is a car-dependent community, but its location along State Route 24 provides commuters quick access to Interstates 77, 485 and 85. In the future, residents will be able to catch a ride on the planned Red Line light rail to reach Uptown, about 10 miles south. The project is currently in the design phase. In the meantime, Charlotte Area Transit System buses stop along Old Statesville Road, which is one of the area’s bike-friendly routes. Most of West Sugar Creek’s shopping and dining options are concentrated along State Route 24. Harris Teeter anchors The Shoppes at Davis Lake. The retail center features local eateries such as Chex Grill & Wings, known for its wide variety of wings, and Da Vinci's Pizza, the spot for a New York-style pie. Nearby, Bryant Seafood Market is where seafood lovers pick up freshly caught fish and oysters. Northlake, a retail mecca, is roughly a 4-mile drive west, featuring Northlake Mall. It hosts dozens of national brands and department stores, including Dillard’s and H&M. It’s also where residents can catch the latest blockbuster on Imax at AMC Northlake 14. National retailers surrounding the mall, like Target, PetSmart and Lowe’s Home Improvement, cover life’s essentials. Nightlife and live entertainment are available in Uptown Charlotte, home to popular venues like the Fillmore. The 2,000-seat theater hosts musicians like Jon Batiste and comedians like Joe DeRosa. Carolina Panthers fans pack Bank of America Stadium while the Charlotte Hornets play basketball at Spectrum Center.
