Quiet residential streets and abundant shopping
Lewis Mountain is the natural counterpart to Venable, the other Charlottesville neighborhood that hugs the University of Virginia. If Venable is the older sibling invested in the nightlife, Greek and dining scene, then Lewis Mountain is the younger sibling ensconced in sports and quiet suburban living. Roads with cul-de-sacs weave near the edge of campus, converging on Ivy Road where retail options and houses of worship like Saint Mark Lutheran Church are located. This makes Lewis Mountain a bit more centralized and easier to navigate than Venable, where roads often wind back into wooded stretches. The neighborhood is undergoing some change, making it a bit livelier. “Developers are focusing on the area closest to the John Paul Jones Arena,” says Patricia Irby, a Realtor with Keller Williams Alliance. “But in addition to this new stuff, you have businesses that have served the community for a long time, like the Foods of All Nations grocery store.”

Shopping and dining in Lewis Mountain
Around the fork of Ivy Road and Old Ivy Road, there’s a concentration of retail and dining. Ivy Provisions is placed in a compact Cape Cod, serving up soup, sandwiches and sodas, along with an array of café items like espresso and chai tea. Foods of All Nations in the Ivy Square Shopping Center has a deli, too, but is more known as a full-scale supermarket with a butcher, cheese shop, imported foods and fresh produce. The shopping center also has a yoga studio, antique stores and other small businesses. El Tio Restaurant brings Latin American cuisine to the neighborhood, while Vivace serves Italian food in a historic farmhouse setting. For an upscale experience, The Ivy Inn serves American dishes like steaks and crab cakes in a 19th-century house that’s both rustic and refined. Across the street, Shenandoah Joe brings the daily dose of coffee in a modern but simple coffeehouse environment.

Hiking trails at Ragged Mountain Nature Area
One of the special features of Lewis Mountain is that outdoor recreation opportunities are varied. Residents can engage in everything from immersive nature hikes to sports in an urban setting, all within short driving distance. Athletic activity often centers on facilities at the University of Virginia. “The Snyder Tennis Center is a popular place to go,” says Irby. Roughly 2 miles west on Ivy Road, Birdwood Golf Course features more than just a typical set of links across 18 holes: It also has a six-hole course and a putting course. By going about 4 miles south from here, residents can switch out golf clubs for hiking boots. Ragged Mountain Nature Area, a forested stretch anchored by a lake, contains 7 miles of trails.

Colonials and Cape Cods from $850,000
Another aspect that Lewis Mountain shares with its counterpart Venable is that housing is centered on larger properties with a higher point of entry, rather than starter homes. The proximity to campus and the U.S. Route 29 corridor makes this a sought-after neighborhood. But that said, Lewis Mountain has its own identity, and homebuyers can sometimes find multi-story homes in the $500,000s. “There’s not just one university neighborhood in Charlottesville,” says Lori Meistrell, associate broker with Nest Realty. “But there is a shared factor in that people like being able to walk to campus grounds.” More frequently encountered are homes in the $700,000 to $850,000 range that express a kind of stark white farmhouse spin on colonial style. Above that $850,000 mark brings redbrick colonials and Cape Cods from the 1940s, placed on lots with hedges, flowering trees and towering mature oaks or evergreens. And then there are the million-dollar properties, especially along Lewis Mountain Road, which can bring more eclectic choices, like homes with Craftsman flair or Dutch colonials with angular roofs.

Commuting on U.S. Routes 250, 29
Transportation is one of the strong suits of Lewis Mountain, even though it’s small compared to nearby neighborhoods – it’s only about a dozen residential streets, whereas the rest is retail and University of Virginia grounds. Those residential streets feed into two main thoroughfares: Ivy Road, which runs east-west, and Emmet Street, which runs north-south. It’s just half a mile west down Ivy Road to reach U.S. Routes 250 and 29, which themselves lead to Interstate 64, the prime commuter corridor in Charlottesville. Emmet Street puts the Barracks Road Shopping Center within a mile’s reach, and this is a highly concentrated retail zone where chain eateries and a Harris Teeter supermarket are located. Meanwhile, campus is walking distance away, making Lewis Mountain more than a car-dependent neighborhood.
