Mill Creek is a primarily residential suburb capped by Interstate 64 to the north and hugged on the west by Avon Street, one of Charlottesville’s key corridors that leads to the downtown open-air mall. As such, this commuter-friendly neighborhood has much to offer those who value convenient access to a work site or the premier entertainment of downtown. “The lifestyle in the suburbs here can oftentimes include one spouse working in Richmond or Washington,” says Lori Meistrell, associate broker at Nest Realty who’s spent a decade selling homes. “Charlottesville of course has a lot of top employers. Northrup Grumman is already here, and there’s a push for more contractors. Tech companies like WillowTree are here. Obviously the university and its health care system are big, too.” Add in proximity to an abundance of everyday retail conveniences like supermarkets or big-box chains, and it quickly becomes apparent that Mill Creek may be mostly residential but it stays connected to the city.
Multi-story homes from the 2020s, but villas, too
With newly constructed homes in the $800,000 to $900,000 range, Mill Creek is riding the development wave that has spread to Charlottesville’s outer rings. “There’s just not enough space in the core anymore,” says Patricia Irby, a Realtor with Keller Williams Alliance. Developers certainly take advantage of the space: many of these multi-story four-bedroom homes can easily spread across more than 3,000 square feet. Attached garages are the norm, as are meticulously kept lawns. The style is reflective of what has come into vogue during the 2020s: modern farmhouse influences like sharply gabled facades with covered front porches, plus Craftsman accents in steel and stone. But that’s not the only type of home on offer in Mill Creek: there are two-bedroom villas in the $300,000 to $400,000 range with mountain views. Multi-story homes from the 80s and 90s have a modern look as well, but have more landscaped compared to homes built during the 2020s. These properties sell in the $450,000 to $600,000 range.

Monticello High has award-winning faculty
Mountain View Elementary is situated near a retail cluster on the south side, making it integrated with the major pathways used by residents. It’s B-rated by Niche, and has an 11-to-1 student-teacher ratio. Walton Middle is an A-rated school that also has an 11-to-1 student-teacher ratio. Monticello High is rated B-plus and features decorated faculty, such as a Tony award-winning theater teacher and a biology teacher distinguished with the Presidential Award for Excellence in Mathematics and Science Teaching.
Mountain View Elementary School is a public school in Charlottesville, Virginia.
Leslie H. Walton Middle School is for students in grades 6-8.
Monticello High School is an above average school for students in grades 9-12.

Biscuit Run Trail keeps Mill Creek connected
While this neighborhood may not have park spaces, it does feature the Biscuit Run Trail, which goes from Lake Reynovia up north, crossing under Interstate 64 to the 5th Street Station Shopping Mall. Plus, due to numerous transportation amenities, green spaces aren’t out of reach to Mill Creek residents. One of the closest is Azalea Park, also just on the other side of I-64. Here, residents have plenty of athletic options, from basketball to baseball, as well as access to the Rivanna Trail System. This is also a sprawling park, comprising 23 acres, so it’s also a good option for quiet immersion in nature and lounging.
Azalea Park also provides Mill Creek residents a play to allow their dogs to play and run.
Biscuit Run Trail is the only trail that stays within Mill Creek and is a great place to walk.

Southside Shopping Center is close, but so is 5th Street Station
Southside Shopping Center is the closest retail cluster for residents: it features a Food Lion, a Goodwill, a salon and The Market at Mill Creek, which is part of a gas station convenience store serving salads and sandwiches. But for more extensive food, retail and entertainment options, most will make the short drive to the 5th Street Station Shopping Mall, just a mile north. Wegman’s is the supermarket anchor, while big-box chains like Pet Smart and Jersey Mike’s provide convenient options. For those more adventurous, locally owned restaurants offering unique cuisines like Peruvian or Indian are also part of the mall. Alamo Drafthouse Cinema is a nightlife option with several craft beers on tap.
Food Lion is the go to grocery store for Mill Creek residents.
The Market at Mill Creek is a gas station which also serves salads and sandwiches.
Residents of Mill Creek can take a date night to Alamo Drafthouse Cinema.

Interstate 64 and Avon Street are key paths in and out of Mill Creek
Interstate 64 is the major east-west pathway for the neighborhood, but for reaching any northern location like the downtown mall, Avon Street will be a frequent choice. Buses don’t run along this portion of Avon, making Mill Creek a highly car dependent neighborhood. But being rather classically suburban in design, the residential portions are walkable, with a lot of the newer housing surrounded by sidewalks and young trees. Of course, residents can choose the Biscuit Run Trail if they desire to walk to some nearby amenities like the 5th Street Station Shopping Mall.
